 Checking the athentic of a property agency, I see cheap room at Mercu Summer Suites

Hi guy, I'm a new expat and looking for a budget studio to live in KL.

I search on mudah.my and see a room in Mercu Summer Suites at the price 1300rm. It's even negotiable.

As I research about it, this price seems so low, the average market price is ~2000rm.

When I look into this agent profile, his list of properties are all below market.

I contact him via Whatsapp, tried to set an appointment to see the room, and he bring me to the room that look exactly like the photos he sent to me while chatting: nice looking, new studio.
The benefits and contract conditions are still the same as other high price units: gym, parking, pool, building facilities...; 3 months deposit, 1 year contract... etc.

Everything seems good to me, but the below market price make me wonder about his authentic.

I've just moved to Malaysia for 2 weeks, so I'm not certain about this situation and wondering I'm i scammed.

What do you guys think about this? And what should I do?

Ads no longer found. Guess is a scammer. Below market rate trigger all the red flag.

Always request for the agent REN ID. Got number and you key in to check at this website: http://search.lppeh.gov.my/
Check the agency as well.
Always transfer/bank in the money to the agency account. Not any personal account. Not via cash. Or use cheque payable to the agency name (not any individual name).

That's the safest.

I think someone already report them or they just got someone's deposit so they disappear.

Saw the ad and their agency and REN not got verified too.

I don't recall the agency name, but from my google search history their number was 01121094829. Beware of this number.
