rm300k 905sqft 3 bedroom 2 bathroom with balcony.

anyone know it ?

normally pre-launch very fast can get the unit,
if wait launching then mostly will be in waiting list only bye.gif

That area is quite high dense , please take into account the 2000 units from PPA1M LTAT , 1342 units from Residensi Bintang, 3792 units from PPR Pinggiran Bukit Jalil... I doubt that the road is cater for such high traffic. hmm.gif

Exact location. Very big piece of land. Will depend where is the guardhouse. Distance to LRT station will be more than 1km walking.

not only what you mentioned, the master bedhead resting again the power socket laden kitchen bench on the other side...…

whoever they hired to create this layout clearly has not been living in such apartment before in his/her life.

Normal 9-5 guys and girls need to travel early, before 7.30am must go out liao.. and won't be back until 6-7pm like that..

When your house is 1km from lrt, would you drive or walk? It will still be better to walk right? You can go to university LRT in the morning and you walk up to connexion, you can see tons of working classes walking 1km and up from various condominiums around there.

1st I will never buy property 1km from MRt/Lrt. it defeats the purpose of using the service.

the further apartment to MRT was 700mtr. Even this I sold already recently.

I don't know exactly 'many' as you mentioned are white collar management level. for me, I will never walk 1km from Uni station to capri. its not only uphill, you can ensure that my biz shirt will be soaking with sweat.

Showroom at Jalil Link, same row with Domino's..

Plus points
1. Location (not far from Pavilion BJ)
2. View (at hilltop)
3. Access road for the condo only (avoid jam if many visitors cars queuing at guardhouse)

Negative points
1. Layout (questionable privacy- people can peek inside)
2. Parking (separate building from house- need to take lift if not same floor with the house ground floor)
3. Inconsistency of information about facilities (no mention of indoor gym, but agents said got.. no layout for aircond ledge but agents said got.. etc)

There is agent(not from this project) told me that if i purchased rumawip as first home, few years later if I want to purchase a second new house, I have to surrender the rumawip back to the government if not i cant purchase for a second house.. is that true ah? 🤔 wondering is it the agent trying to bluff me

there were talks or rumours about gov takes back the unit if you die die want to let go within 10yrs but not verified.

after 10 yrs, you are free agent.....

There are many new rules..
Better think twice, 300k isn't cheap as you thought no matter you want to own stay or "investtttt".

Most of the wip cut cost until you won't believe what you'll get eventually.
Ask every details before you actually sigh the spa, if they can't / reluctant to answer you.

Then you know why la..
No free lunch unless it's cook.by your mother.

Visited sales gallery and the site. As usual response is good. Was told 900+ units registered. There is no extra carpark to purchase. If you want extra you'll have to rent from the management.
Distance to LRT is 800m. It looks like a non walkable hill slope now, SA said when the project and the Tzu Chi school completed, that will be a proper road. (The residence and Tzu Chi school separated by the road )

The yard/Both toilet also next to the walking corridor,which cause inconvenience on my point of view,have to always close the window when shower,air ventilation good or not?hmmm
Carpark is on the next building that we need to walk from another building to take the car,although it is not far but also may cause inconvenience

I think Tzu Chi International School fees is still consider affordable for some owners of rumawip, average monthly tuition fees for Kindergarten is 1k, for primary school is 1.2k to 1.45k. It's not sky high at all.

They do provide quite a lot of scholarships and this is indeed more of a private school following an international syllabus.

Agreed doubt anyone that buys an affordable housing would see this as a plus point unless they happen to work there and yes with the type of salary they pay you will definitely be able to qualify as a buyer of one of those future slum.

RM1.2k is an average monthly tuition fees only. Add an extra RM2-3k per year for every thing else.

Not an impossibility someone living in this future slum could afford it but most would rather know how far is the nearest SRA.

Not a place I would send my kid to as I rather pay the asking price of Alice Smith and have a real Brit teach a British curriculum.

calm down.. KL population density already greater than HK, almost similar with Singapore city state .. The problem HK is limited space, there still plenty of area, but only 12% of HK land allowed for urbanisation. 88% is not allowed by HK government.

Meanwhile, more than 80% land is urbanised in KL. We will not become like HK. In fact, we still have greater KL or Klang Valley.

Guys, offer letter as in the loan offer letter? I heard you can’t hold too long cuz there’s an “expiry date” if you don’t sign within a period of time. That’s why I kanchong and I went and signed. Now my family keep asking me is it a scam wtf.

I think start from this project, all projects under residensi wilayah will be 900sqft and above. No more <900sqft. The last one is skyawani 4. Wait for JL99 Residensi Wilayah @ Sri Rampai will be 900sqft also.

I think its quite good deal. The lowest price for property nearby behind this project : Ppam mercu jalil 245k 1000sqft but no facilities, this project got facilities 900sqft 300k. Not bad la for property nearby.

My recent application took all and all about 2 weeks to go from 'Semak Urusetia' status to 'Layak Ditawar' status. Not for this projek tho but ought to be same timeframe.

Which one is better if for own stay? Residency Bintang Bukit Jalil or this rumahwip?

Cannot be compared in this way because one is private project and another is semi-government project with additional rules.
But if you have the budget, my opinion would be just go for Residency Bintang

It's around 1km of walking distance although agent market it as 800m. There's no covered walkway but if you visited there you'll see there's pathway for walking. Took me around 10-15 minutes to walk.

Based on your type of loan, bank, or any government incentive.

Those who applied in early September entitled to 2.5-3.5 interest rates because of the Bank Negara incentive. But now I don't think so

I’m not sure, but are u under agent? I also submit my doc ‘semak pemaju’ 1st. Then one or two day will let you which doc is not complete. Then only go to semak ‘urus setia’.

Ya. Lower floor is block by car park. SA told me if u unit more than 5 floor is ok rdy. Because the car park is only 5 floor. Still nice our residence land is higher than other property. Except the LBS project is same high with this project.

Hey, rumawip is for first home owner in KL address. But if you sell your home in KL and hold zero home in KL then you should qualify.

Read thru the post, it seems very hot property like many people just bbb without really consider much on it.

This Rumawip entry price 300k, lh, with facilities, but around 1 km to LRT station, high dense area, layout wise both toilets and third bedroom facing corridor.

Oh well, I only see two plus points here, cheaper entry price + with facilities. For own stay, if really like it I think is fine. For investors, only rental play.

Still acceptable in overall just because of two points cheaper entry price + with facilities. But good buy I don't think so.

1) The SA got mention to me there is two possible way. First is they refund the rm1k to me. And second will be deducted on the deposit. But they didn't deduct the rm1k from my bank as I use cheque for the booking fees. So I guess its ok.
2) No, I sign the bank offer letter only proceed for the S&P. And they include the rm2800 legal fees on my bank loan

You still can find area that is not as high dense as this. And also you still can find lower dense project which is not over 1000 units.

Hi chee1994, the maintenance fee is 22 cent psf, which translated into RM198 per month.
