I moved here 3 months back, as tenant.

All things are ok except few big issues. Note, I am the first tenant in the new condo unit.

1) Washing machine yard water overflows, not from my floor, but from upstairs. Complained to managment with videos and photos, more than 5 times. Last week at mdnight the whole living room flooded by dirty kitchen water that came out from washing machine yard drain. It flooded until it reached the entire living room and slowly went to the entrance and went out from there. All the curtains got soaked. Washing machine got shorted and the electricity tripped. Around 11:30pm midnight. The house owner came to help clean the place. But some damages are irriversible. Imagine if this flooding happens when I am out of country for meetings sometimes one week or more.

2) Both toilet have terrible smell of cockroach infestation. There are too many cockroach in this new building. I really dont know what to do. Complained to management, its been 2 months they never followed up or done something.

3) One of the lift is not working (for almost 2 weeks, did not repair it until now)

How do I go about it? This is really stressing me out. The quality of berjaya development must be the worst one in the city.

Can someone guide me? Is this the correct place to complain: see link

Which block?

For yard drain, it should be because of the U-pipe in your unit coming from upstairs. In this case, maintenance must come your house to open up and clear the blockage.
OR it can be the water proofing between the floor joins. In which case it's a defect liability by the developer to sort out.

Aside from that, Link 2 has a few known issues:
1) Cockroach infestation. Nightmare fuel

2) Constant smell from the toilet. This is actually because of terrible workmanship. The join between the toilet bowl outlet and the floor sewage pipe is not even joined together, don't even mention air tight. The gap between the toilet bowl and the pipe is 1.5inch. It isn't even connected! That's how bad the workmanship is.

Even though these are known issues, unless the owner complain, they will choose to keep silent about it.

The workmanship is really not that bad once u get it sorted. So far this was one of the most noticeable defects. The other one was cement in pipe which caused blockage and back flow. The rest not really much defects to complain about workmanship was quite good actually.

The cockroaches is the next most noticeable one. But this isn't a defect more like a pest management problem.

For the toilet smell, get owner to complain to management and do defect liability.

For the blockage, it cannot be stuck so often. could be cement in the pipe. This is home owner problem to fix with management and the neighbour.

If really so bad because of bad upstairs neighbour, not something the management can fix and have to move out. just bad luck.

I am strongly thinking of moving to higher floor as you said. But the cockroach and toilet smell is still an issue.

All these will become owner issues once the defect liability is over. If the root cause is not solved, it will come back later to bite owner wallet.

Well I panicked and forgot to take photos after this, because the water went all the way to the balcony and make the sofa and carpet wet, then it also went out through the entrance. I am just lucky that it did not touch the bedrooms

guarantee is cement in the pipe.

are those ur furnitures? or is the owners? this is negligence from the owner making the place unlivable. breach of contract. get the deposit back and move out.

for toilet smell, get the owner to complain like hell. they will send contractor to reinstall the toilet bowl for the problem to go away

at this point I gave up. Just does not worth this carelessness from management and developers.

If they really needs to rectify this, they should break and rebuild many things in this unit. And obviously need to do full condominium wide strong pest control method.

Walauweh...you are such an optimistic person. Such terrible mess and you still consider yourself lucky.
I salute you.

If you want to continue to stay in this unit, you really need to work closely with your upstairs neighbor to resolve it. Most likely water seepage problem from the walls.
You should also complain to the landlord and ask him/her to compensate you for your losses/damage and even rental reason being his/her unit is not fit for staying.

Yes, agree! I am a tenant at The Link 2 (mid-floor)and the smell emanating from toilet/yard (I have no exact idea which is the root cause, sometimes it's either this or that) drain hole is terrible.
When someone bathes (God knows from which floor), it smells shampoo.
When someone is taking a piss, you can smell piss.

This is the first ever high-rise I rented in having this issue.
