Hi. The taman itself. Nope.
But the main entrance to iringan bayu up to around mambau will flood during heavy rain.

Conclusion. Your house won't have any risk of getting flood.
But you will have problem returning home during heavy rain. Because the main road to iringan bayu will always flooded during heavy rain.

Right now they trying to fix it
if you drove infront Iringan bayu main entrance, seems they trying to make drain bigger and "water trap"
plus mybe next 2-3 years, will have 2nd exit near Nusari Bayu (at roundabout)

OSK rectifying flood issue currently, work in progress for flood mitigation project and i saw some earth work on opposite main entrance IB, if they divert current road and raise up the road level, most probably flood issue will be settle.

Actually the state gomen did something back in 2020 to rectify the issue. But until now the issue still persist.
Even if OSK expand the drainage at the entrance of IB. Still this will only solve the flood issue at the entrance.
But all these while, the flood started all the way from around the Mambau secondary school until IB entrance. Unless something was done on the drainage system across the whole road. Otherwise, the residents will still have issue to travel back home during heavy rain.
That's why really hope OSK will open the Nusari Bayu road soon.

Indeed bro, starting from SK Mambau and ended at last corner before IB, if you realize the drainage beside the main road is too shallow and uneven, if we go further up to Lukut, clearly we can see the shallow drainage system.

by the way which phase are you bought?

but from my POV, not that good, and not that bad

They had the previous history with Ryan Minho (can check online/forum)
but compare with Matrix(our neighbor)... A lot better

Build quality - Highly depend on luck. Some unit ok, some unit not ok. So I guess depends on the contractor that build your house was having a good mood or not at that time. Some of the most obvious issue like leaking at carporch roof, leaking at upper floor ceiling, blocked manhole due to some contractor sweep all the cements into there during construction time, rusty pagar, rusty stair handrail, obvious crack on the wall at the back of the house (the crack appear at the joint between 2 houses).

Do not expect them to call you to arrange the schedule. If you never call them, then there wont be any action from them.

Result of defect rectification - After the rectification, the defects will most probably resurface after few months time. So you will see some residents keep on calling them to rectify the same issue for many times.

Some other things need to take note - The water pressure here is quite low. Mobile signal is quite bad, so must have Unifi to survive. The most scary part, flood during heavy rain (Not because the house will be flooded, but is due to flood preventing people from leaving IB and coming back to IB).

Location - This project is basically nearer to Port Dickson than to Seremban. If you need to buy any groceries, I would say better just head straight up to Lukut's Lotuss' or Econsave instead of going to Seremban 2 or Seremban town. Is quite accessible to highway also if you are travelling to KL on a daily basis.

Verdict - This project is ok for its price range. Since the price is around 300k for single storey and 400k for double storey. And since this is Gated and guarded community, so I would say this is better than buy some old house at older community. Also the SnP price is cheaper than Matrix's Sendayan (Please do not compare with Sendayan's subsale or lelong market). The build quality and responsiveness in rectifying defect is also at least "a little bit" better than Sendayan.

Btw. Any Aury buyer here? Anyone of you asked the SA who is the main con for this project? Have seen someone shared before that OSK is using contractor who previously involved in Ecoworld project for Aury. Not sure is it true?

For groceries & shopping may be you can try at Rasah Jaya Family Store, all items vege, fruits, fish chicken etc are fresh, beside that, wet market also located there.

I also want to buy at irintan Bayu.. But I heard that there will be flooding problems. I wanted to ask if the manbau flooded that sendayan there could pass or no?

There are alternative road in the green line. But these are non-completed road and they will only open temporary during flood as alternative. So it will normally being closed for use.
And also sometime they only open the one at Taman Kelab Tuanku Mambau. Sometime they open both. So is quite unpredictable.
And the alternative road also will not open immediately during flood. Normally they will take sometime before opening it. So for residents it is better to contact directly IB's PIC in the event of flood to check whether have they open the alternative roads or not?

Idk why, but OSK development don't like to use break tank, that's why water pressure will be slightly weaker
