For long term appreciation of value at DPC, may I suggest Southlake or Safa as these are the normal ds layout which Chinaman prefers. And these are the people who have the purchasing power to further drive up the value of such props. You only need to pay for security fees compared to maintainence fees for other parts of DPC.

Phase view : Adiva, Nadia, Southlake, Levenue and Adora. From my personal opinion, I like Adora the most and followed by Nadia, Adiva/Levenue.... Just my opinion.... |

Went to iProperty and looked at adora. Looks good. Only thing to check is if the pool is well maintained and general cleanliness. How much is service charge per month psf?

Best is buy landed at spk, mont kiara or hartamas (bigger but lower entry cost than dpc).
Rent out own house, and rent another's dpc house since monthly rental so low. If rent, choose the one that has among higher monthly maintenance then u get the best value of money as tenant. |

Big family: levenue Easy access to exit: levenue (this is my concern why i moved out dpc as there are more and more condo or pp1m) Low Maintenance cost: levenue, safa, southlake Decent size with at least 3 bedrooms: 1. With car poach: nadia, amelia, zenia 2. No car poach: adora, adiva Facing high density condo or ppa1m: zenia, adora, adiva Exclusiveness: all landed projects except those come with low maintenance cost (just like normal terrace), not parkhome concept. Low entry cost now 1. Ignore sq ft: adora, adiva 2. Per sq ft: levenue, nadia Most make sense layout: 1. Atas feel: zenia 2. Chinaman: levenue, safa, southlake Recommeded rent projects, value for money considering the size, maintenance cost and environment: nadia, zenia, amelia, levenue (semi d) |

Dpc condo price is like skyrocketed and like 70% to 80% matching the selling price of some landed. The opinion i gathered are: 1. "I wont pay millions for landed terrace, but ok to pay for stunning bird eye view (condo). 2. Landed roi too low compared to condo |

For longer term investment, buy landed.

I am interested in Adiva townhouse / apartment unit. However the ground floor units are out of my budget. So probably looking at 1st floor. Not sure whether walking up the stairs will be a deterrent factor to rent out compared to other similar sized condo units like OCP. Anyone can provide any guidance? Thanks

Thanks As my parents age, I see that mobility is becoming an issue. Something which I didn’t think off in the past. Going up the stairs and walking far. To a certain extent, old people now prefers condo or houses with ground floor rooms. |

Long term for investment the best one will always be Safa. Simple facade, good location and jackhammer friendly. The one thing to consider with most other DPC landed is they are a strata landed.

Hi all sifus,
I have a budget of 1.8M - 1.9 M, and I am looking to buy a landed property in DPC. I hate high maintenance fee, as such I would avoid strata landed such as Nadia. And at this price range, I narrowed down into Southlake or Safa as they are both Individual title with cheap security (maintenance) fee. Looking at my options, it seems like at this price range I can only get 3+1 bedroom. Obviously, I love the lifestyle in DPC, but I can’t stop myself to think that Sunway SPK Damansara has several houses with 4+1, and those are 10-15% cheaper. Given a choice, what would you choose? Currently it’s just my waifu, myself and upcoming baby. Of course, DPC is “enough” for us, but would be good to have extra rooms as study room, guest rooms, etc…. Bw is alwiz harder to resell. Not long ago nadia being the older parcel aka 1st project in dpc finds it a bit hard to get fated buyers but most of the landed stock there hav been bot over n now left with the vely vely few landed units available.
Nadia size is perfect for small family who wanna experience the convenience n greenery n lesser cleaning job along the way. Whereas bw ll giv u some surprises on n off due to the design. Indi titled landed like safa n southlake oso experiencing short of stock especially gd units. The smallest unit of all southlake oso sold liao. Need higher budget to hoot amelia if die die wan indi titled landed here. Ignore levenue for now. Contacted agents recently. Seems like landed has run out of stocks, much to my disbelief. Even if you got money, no one wants to sell unless at ridiculous pricing. Eg Southlake 20x75 is going for 2.4 million. How now?

For sure in the long run the strata will be more maintained than indi title. After all you got what you pay for, forking out more expenses every month. DPC is a prime example. Later on, the people who will buy from you after say 15 years, are the people who value that well maintained uniformity by paying say 1000 per month for maint fee. Not for the cheapskate e.g. me.
But from the trend now the strata landed developments are mushrooming. I bet local councils like this type of development because they got the taxes paid from all these big houses but no need to maintain the area. Strata will be the future. Strata concept is a double edge sword. A taman can be well maintained cos of the the strata rule, owners don't have to do anything, leave it to the mgmt to upkeep the garden, repainting the building, maintaining the swimming pook, etc. as long as there is enough $$$ in the account. A taman can be looked like shit also cos of the strata rule, owners don't have the right to do the abovementioned, not even how much you wanted to repaint your own unit.

I'd go for individual title anytime of the day.
Not everyone adhere to rules, not everyone pays maintenance. I don't want to be dependent on luck for the upkeep of the neighborhood. Not sure if there are any long term track record on strata title houses and their upkeep, any strata landed with over 30 years of record? Rather, I know for certainty that my own individual title unit can be maintained whenever I need and want. Renewal of title will be much easier for individual title too, making it an option to pass down the property to next of kin. Having said that, strata title comes with huge perks such as security and road congestions. Your housing estate is not accessible by the public. You can be at peace of mind when no one's home. Opt for g&g individual titled landed houses, no swimming pool and garden to maintain, normally the maintenance fees are low, e.g. RM350 for those indiv titled houses at DPC like southlake, etc, even big semi-Ds at Villa Manja also paying RM350/mth
