I am interested in Adiva townhouse / apartment unit. However the ground floor units are out of my budget. So probably looking at 1st floor. Not sure whether walking up the stairs will be a deterrent factor to rent out compared to other similar sized condo units like OCP. Anyone can provide any guidance? Thanks

Adiva apartment units r quite limited n usually hard to get options in subsales. If facilities are not ur main concern then yes go for adiva since the maintenance fee is somehow cheaper than many condos here.

Alternatively u can oso 6c6c Adora apartment which is same same as adiva with less than 500m apart in distance vs adiva.

Adora ll hav a higher fee to swallow since its pretty low density development. In return u oso gain back in term of privacy.

I would assume ur budget is around 1m for min 2 rooms requirement??? Try monitor ws1 13xxsf with 2+1 rooms. Slightly higher in monthly fee with more facilities around. Peaceful environment and great condo I can say.

Happi hunting n happy new yr

Yes my budget is c. RM1m for a 2 room. Right now preference is on Adiva, Adora or Zenia apartments since it hits my preference on budget, size and density (since these sits within other landed properties) compared to the high rise like OCP and WS. Thanks for the info. Will keep a lookout for Adora

Did u finally buy yr 1st floor apartment unit (or townhouse)?

Yes, I went for an upper unit in Adiva. Personally I think Adiva has better investment value as it is directly opposite Waterfront.

Hi,
Congrats.

Just curious, didn't the need to take stairs to your unit in the upper floor became a deterrent? Hope you can share your views. Thanks

Taking the stairs was one of the consideration. But the ground floor units were just too expensive and may not be better from a rental yield perspective. Also for that size unit I would rather go for either Adiva, Adora or Zenia townhouse/apartment compared to the usual high rise condos in dpc. In the end chose Adiva because of the proximity to Waterfront
