The worry is still there as this plot of land is privately own, The Breezeway is better over Amelia? Any input?

These are the questions which I have always want to get the answers,

1. Older houses need lots of repair and renovation. Upfront cash is required and can't get loan for the renovation.
2. Looking at BW bcos it's newer hopefully not as many repair needed. Furthermore, the BW layout is ambitious as you've mentioned, will it be the "in" thing liked by the Gen-Y Gen Z in future?
3. DSP looks clean and safe as the maintenance is still taken care by PPSB due to still got developments especially the new town centre. 10 or 20 years down the road when all the developments are completed, will PPSB still maintain the roads and clealiness of the park like now? If handed over to DBKL will the place is still as cozy as now? In that case, looks like the parcels at the DSP edge will be better?
4. Any idea what the piece of lands circled in blue in the uploaded DSP master plan will be used for? Beside Southlake stated future condo, but it's such a small piece of land, can build condo? Beside BW the piece of land showing school reserve but already got 3 schools nearby, SM Tingkatan Enam, Parkcity Int'l sch and SJK Kepong; will it be turned into another condo? Also, wonder if the Eastpark can be changed into a condo land in future.

Tis I likey. U ll b surprised how much dpc props hav gone up fr mid 2020 to early 2022. If u r eyeing 1 my advise is buy when the price is ngam ur budget. It ll nvr go back to pre covid price. Hav seen enuf of ppl in queue suddenly decided to buy when price shot up too fast. Anw its gd to hav principal to wait. Maybe 1 day๐Ÿ˜‰

True story is tat I really witness some buyers waited to snap up cheap deal when MCO kicked in back in mar 2020. Little did they know they needed to add on 20-30% just to secure the least favourable units within the same parcel. The rest r history today.

Anw there r stil few units underperforming. Look harder u can actually see tis few. Dun rely too much on advert. Real time info makes one a legend.๐Ÿ˜‰

When houses are getting old, individual titled houses are more popular in terms of higher demands than strata title houses, as the buyer can fully renovate even demolish and rebuild the house once buying over, without limited by the strata management

Strata concept is a double edge sword. A taman can be well maintained cos of the the strata rule, owners don't have to do anything, leave it to the mgmt to upkeep the garden, repainting the building, maintaining the swimming pook, etc. as long as there is enough $$$ in the account. A taman can be looked like shit also cos of the strata rule, owners don't have the right to do the abovementioned, not even how much you wanted to repaint your own unit.

Buying a strata property depending on luck, now it's well-maintained, the next moment when there's a change of jmb, it will look like squarters

Opt for g&g individual titled landed houses, no swimming pool and garden to maintain, normally the maintenance fees are low, e.g. RM350 for those indiv titled houses at DPC like southlake, etc, even big semi-Ds at Villa Manja also paying RM350/mth
