only ppl that value brand (and face value) will appreciate Mercedes.

but majority of tenants wont give much hood about Toyota or Mercedes. they just want a place to live and sleep. therefore merc or Toyota doesn't really play an important role here.

there is one lelong unit in the market now, bidding price is at least 120k below original spa price.

so fast defects repaired and reno done and put on market and ppl rush in to rent already??

this I don't understand, if EM with nice nice lake pond garden can only rent for 900-1200 per unit, you expect this tiny home in the middle of nowhere can fletch 1.8 to 2.2k?

seriously if cybersouth can rent so well, there wont be any lelong units in cyber already

you as buyer/investor cant exactly control the market unless you bought up all units.

as long as you see the potential, why not?

house is built for stay or rent. if your unit is good enuf there will be subsale buyers or if the place is hot enuf, there will be rent enquiry

most projects by big boys are mostly sapued by investors lah……

see Tropicana Garden block A and B.....

block A price from 700psf surged up to current 1000psf...…

if its a good project, tenants would want to move in, subsale buyers would want to buy......

so far for HDA scheduled spa, only Monoland can get away with not providing car park, as far as my limited knowledge is concerned.

one sifu told me....never buy anything in the middle.....
for example....btw 1bed 2bed n 3bed......when your property is in the middle, people tend to compare up and down and ended up either choose the lesser or more....


BUT to my surprise, 2bedders actually more in demand than 3bed or 1bed these days.....don't know if this is a temporarily trend or sifu was damned wrong....

what do you guys think????

Bjorn, thanks for your explanation. it does make sense.

but property is not 'today' or 'tomorrow' game.....and many vested parties fell into the trap of 'what sells well today' and they will rush in to buy and then kena kau kau few years down the road.

to me, affordability is never an issue because for every budget, there is fansi. of course location does matter. you don't go out and buy the bestest and most expensive dwelling in a mid to low class income area.
