Was told that the new SJKC located at Elmina West. Most likely it only ready 10 years later.

By then, I guess SDP will sell their small semi-d (40X80) unit @ E.green for 2 mil++ at least 5 years from now.

5-6 years later. Bungalow in Bdr seri Coalfields also not so cheap anymore. Just add in 6 years with 5% inflation rate the future price will be closed to 2.4 mil but that provided the land property market still in demand.

1. Poor connectivity/infrastructure (vs BU) - longer drive to school. Bad traffic in NKVE etc.
2. Lack of commercial areas - Sime Darby not famous for vibrant townships
2. Flight path - noise and potential air pollution.

The main dealbreaker for my wife is the connectivity/traffic especially to school in Subang Jaya. Anyone knows what is the average driving time to Subang Jaya and how often bad jams happen? I have checked the timing on Google Maps but nothing like hearing actual experience shared by residents.

Will DASH reduce this problem significantly (not to subang jaya but congestion towards Damansara).

Do you guys think the flight noise pollution will eventually be less noticeable as that area becomes more developed (more activity, more noise so less obvious).

Am I missing out any pro/cons?

Hi, I'm a house owner at E.gardens but I'm not move there yet and I only visit my house once every 2 months. It usually took me aound 26 - 30 mins to travel from e.garden to bdr kinrara BK4 during off peak before 5pm via GCE-elite-kesas hwy and from bdr kinrara to e.gardens is about 25 mins during off peak house.

As for tiana phase, those unit closer to the ringroad is more affected by the airplane noise and also closer to the future club houseand those unit closer to lianna phase should be ok imo.

Just for sharing,
My relative bought a endlot unit at eg3 in june last year, b4 discount listing price is 1,199,888 and after rebate is 1,035,924. For intermediate unit listing price is 833,888-844,888. After rebate is around rm730k -rm740k.

I'm elmina east home owner, yes SDP house quality is damn bad look nice outside only but house leaking almost every phases. If you are new house owner make you engage inspection company to perform the defects checking.

Hopefully the Chinese primary school can ready in 5-7 years time even though I don't grand kids yet and also wish Jaya grocer will open new store at TEMU and also more variety food choice available at Elmina soon.
