Last time only 1.5-2% small rebate offer to prime member.
But SDP started offering higher rebate from 2016 when the property market is slowing down. Many early phase investors from E.gardens certainly unhappy with the high rebate by SDP for the newly launched projects. 10% rebate for non prime member is really good deal I reckon.

I'm Elmina East Garden property owner, I would say SDP build quality is average, the subcon is seri mansang and SDP is responsible developer, don't worry too much on house defects after VP, They will fixes it without fail just that you need to be more patient. The outer line road is in bad condition due to on going housing development.

SDP maybe purposely increase the launching price because they offer 10% rebate to any buyer. additional 2% more for prime member and another 7% for bumi.

If Entrance to KL after galaxy, it's abit far for Denai Alam resident. No exit around Petronas sad.gif



If video is taken 9 Nov, really not sure DASH can complete by Dec 2020.

there is no exit ramp from DASH KL way around Johawaki. meaning must exit from persimpangan airport which around opposite Avenue mall and en route to denai alam must take the existing jalan sg buloh. This is not really convenient for denai alam and Elmina west resident.

There is no exit ramp from KL around KFC Subang 2 and only one exit ramp from KL is around Star avenue which is subang airport junction mentioned by Prolinas. actually too far for Elmina east, E.west and Denai Alam resident to reach home sad.gif . I think SDP marketing shouldn't claim DASH is close by Denai Alam.

These are vary minor defects I reckon compared with my E.garden house defects last time. SDP will fixes it, just need patient.

3) Point number 2 brings to this point. The back of the house are not a typical ones where you can get greeneries compared to a dead back alley. And the house layout also shows that the living hall is at the 'back' of the house which directly facing the garden/greeneries instead of typical layout where the living hall is usually place at the front of the house facing car porch. For me, I'd rather have a garden as my view when I'm at the living hall instead of my car.
BUT!! All these are MY opinion. What I like is not necessary same to others' liking. So, buy wisely!  wink.gif

Don't get happy too early. I'm one of the unhappy E.gardens home owner. you will find out all the house water leaking problems here and there every years.

Make sure you engage a 3rd party consultant to conduct a thorough quality and defects inspection after VP.

I don't know who is the contractor but Jiran said Sri something.... I think not only contractor workmanship problem and I think the architect design also problem lah.

My neighbour from E.gardens said his family usually makan at chinese restauran near Pekan Subang and Kota Damansara during weekend. I was told there are few kopitiam at Subang bestari too but I don't know where.

99 Speedmart just open for business last Saturday at E.Gardens and perhaps, just wait for another 3 years, I guess there will be some restaurants and shops at TEMU.
