Haha....can be easily explained. Elmina is peaceful and quiet but recently rempits have made the park their gathering in the evenings though authorities have acted. The mall has attracted many people causing jam. Suffice to say the character of elmina is changing to be more crowded.

Elmina is complete but people need to go work lah... in KL/PJ

Exit taman 20 mins not sure coz i dont stay there yet but this is only during peak period lah i believe, rest of the time smooth traffic

The neighbouring townships use elmina to access guthrie/dash and come to use the parks and mall. I wish SDP could close us access and keep the parks for residents but SDP is a GLC and gahmen won't allow it to be elitist here... Planning could be better i agree

No matter what we feel, the fact is government roads are public roads and those who pay road tax should be entitled to use.

Actually i have mixed feelings about this, I for one support that Elmina's beautiful parks are for everyone and you don't have to stay in elmina to enjoy them. It is very good of SDP to surrender the parks to MBSA so that it is open to public. Many developers surrender only at the last minute because they want to sell finish first before surrender so buyer's feel the "exclusivity". However this will bring in the crowd from the surrounding lower social status folks. Nothing wrong with that, just don't rempit here.

Well we all know that new launch houses ain't gonna get cheaper. Wonder how will the sales be? Yes, i agree that there is better value to be had in the secondary market around there.

Hope you are right. SDP is now focusing on elmina city center. so it makes sense for them to lobby hard for the MRT to come to elmina

You may be right that at the moment, there is no plan to launch. However the proposed extension plan for MRT was already tabled and KIVed (i believe) as the land in elmina city center is currently set aside for MRT. The extension won't stop at elmina but will go further to puncak alam and beyond. It would not be far fetched to say eventually the MRT will come to elmina once the population has grown enough to justify such extensions but personally i feel it will take many more years.

i regularly go to their main shop in Damansara Uptown. Char siew and wonton mee is nice. Haven't tried their branch at lakeside mall yet. Hope they are successful there. Not much non halal offerings yet

The article is not wrong but also not entirely right. I felt that SDP was too "obedient" and "good hearted" in building up all the infrastructure connecting neighbouring townships to GCE BUT failed to do one thing - direct connection to DASH (whether not in their power to do so i don't know). We all know that persiaran mokhtar dahari is a nightmare coming from puncak alam and the surrounding neighbourhoods as the road is just not sufficient to cater to all the traffic from the development and upcoming developments. Thus when elmina green provides another way for those huge traffic population out, of course they will take it and unfortunately it all comes through elmina. Kwasa damansara will face the same problem but Kwasa is smart, they have not connected/open the roads yet through Kwasa even though its all built up inside because once the traffic is opened, they will find it hard to sell the projects. I bet if you close the connection from the surrounding neighbourhoods to elmina green, traffic will be super clear! But the problem will be transferred elsewhere. That is not the solution however (of course I will be happy for them to close the road). The solution is to build the MRT all the way to puncak alam. Now the situation is pushing for our govt to extend the MRT to elmina and puncak alam! The article is there to create political pressure for that so lets add to that !

Agreed. That is why the failure lies with the authorities. Approve project left right and center but all the infra is underdeveloped. SDP builds all the infra first before selling project. The authorities super happy when SDP wants to develop elmina because SDP will build all the infra for the government. Puncak alam side is becoming more and more developed by the day. They must extend MRT because more highways is not the solution.

Thus the solution is MRT. Land already allocated. I understand DASH also jammed. Wondering what is the best time to leave your house in the morning if you have flexi timing at work?

elmina is far from being developed, yet there is already bad congestion

I believe that if you just count elmina residents alone using the internal roads, there should be no jam. The jam is caused by traffic from neighbouring developments using elmina as a shortcut to the GCE/Dash. However it is a failure by SDP team not to anticipate the traffic coming in from the surrounding neighbourhoods and the connection to GCE could be so much better plus no direct connection to DASH caused the bottleneck at the traffic lights. SDP need to hurry with the direct connection to DASH and to build the extra connection to GCE. Plus push Gomen to extend MRT...

However, I understand most of the Rumah Selangorku will be built at EG side which will mean more traffic coming from there.

I would never have bought if I was not near retirement age. If you are in your 30s, i suggest you buy a place in the city or nearby to cut down on travelling time. If you must buy, then buy and rent out and rent a place in the city. Once you retire, can move in to your house.
