Well, my point is to include hidden evaluation when calculating a property profitability, so that ppl don't blindly go into property investment..
I have seen house owners who buy house in cash, then set a target price... leave the house empty and seemingly happy to wait a few years until that target price is reached. They are naive into thinking just bcoz there are no home loan interest, they are not "losing" any money

Might as well put it in any commercial reits to get return immediately?

I am not sifu enough to give advice... but property investment to me seems very unattractive at the moment to me

REITs for those kuci Meao investors @ Ikan Bilis... cannot afford to buy commercial properties...
just like invest into ASx fund to get exposure on Bluechip stocks listed in Bursa Malaysia

well Sunway REITs is kinda diversify... got Mall, Hospital etc. People darling.. just like IGB Reit (MV mall)

If I have very good knowledge about stock and time , I would masuk bursa instead of asx. Return far far good than asx , in fact I tak ada knowledge about stock . Haha .
