Well your choice..
Some feels monthly EPF contribution deduction is not enough.. Thus add more as self contributions ๐Ÿ™

Beside ASNB and EPF, another option is PRS for long term and contribute to the tax relief

I've always see one common thing that ppl make is to assume that one they pay off the loan, u r not incurring any "interest lost" on the house. Actually u r losing the potential earning from the cash u use to pay off the loan

E.g.
Guy A buys a house 1m house with cash... 5 years later he sell at 1.15m.... He thinks he earned 150k

Guy B puts 1m in FD @4% pa, 5 years later he get 1.22m

So, if u ask me guy A has already lost 70k...
For simplicity sake, I am not including tenant income whatsoever, but to remind ppl to be careful when calculating returns in property investment
*
You are right
Previously i also think like that because my fren say buy house easy earn, but after she buy a house, we only know nothing earn, still need spend time find people rent, and in next 5 year, i dont think so malaysia property will rise up much, maybe still maintain, how she earn? And the 5% tax lagi๐Ÿ˜ช๐Ÿ˜ช๐Ÿ˜ช

ASNB still the best risk free investment, but you need to be hardworking, or be smart.

Well, my point is to include hidden evaluation when calculating a property profitability, so that ppl don't blindly go into property investment..
I have seen house owners who buy house in cash, then set a target price... leave the house empty and seemingly happy to wait a few years until that target price is reached. They are naive into thinking just bcoz there are no home loan interest, they are not "losing" any money
*
I see and agree with your point. However, you'll be amazed how many people are not aware of how they can put their idle cash to work.
These are the people who proudly pay cash for a new car and think those who take loans are not wise.

Well EPF rate can be volatile..
Can drop to 4%+ , high of 8% too..

Vs ASx which more stable... Around 6%+/-

Not much people got time and effort to utilise the idle cash. If take car loan and put idle cash in FD only, then it is not wise too.

Woot Woot.

Only 1 day no see thread so many reply on props.

Now I suppose times had change, flip prop is very old trick to get rich. And Developer is the one causing this. Physical gold, props. All not viable.

Rental market also kena press. Mainly because our gov no any regulation on it and prop owner always at losing end. I also fedup with my tenant. So many troubles.

Post 2014, the price also stagnant for some sub urb. But some ong place the price still shoot up. Unless the town really dead la.

Props? Better go REITS!

Just to open account and buy FP fund? Any VP fund will do.
If want to invest, don't look at VP fund, performance no good.

The term is limited. Gold is limited, so it must be expensive. Property land is limited, so it should be expensive. Bitcoin is limited, and you knows the story.

It was the same reason the speculative investors flip the price.

either one should be okay.. and it's "old" fund.. so the name sure in the system list... unlike the new funds...

pages earlier just mentioned to avoid REITs due to 10% witholding tax
may be shall shift to Tax Exempted vehicle..oversea source income : foreign stocks, ETF, REITs, fx, etc.

big portion + emergency fund in ASx is good chamber to store hard earned fund.

Bro, i'm not sure too.
Wonder if the P2P (is like loan to other and collect interest) and Stashaway (US ETF already subjected to 30% witholding tax in US) in your portfolio subject to any tax.

I see some sifu is investing in Singapore REITs market which I remember is TE.

FD more than certain amount also need to pay tax on interest gain, some sifu in FD thread mentioned.

Forex Trading a bit grey area, but so far, none was taxed, probably its considered foreign source income / capital gain on price of currency pair, so no tax.

As for ASX, may be sifu here could advice, i think already taxed before distributed to usใ€‚
