most extension that go beyond certain boundaries, minor infringement, the majlis will close one eye - BUT if you have a picky neighbor that die die follow rules (or they just dislike you or your reno for whatever god given reason), and they report to majlis, then that there is an issue cause majlis memang tak suka bila orang buat komplen laugh.gif

Also for a cluster house, is it I can only extend up and erect brick fence till the red line, before the drain? Or am I allowed to close the drain and build nearer to the wire mesh fence. With gutter so that rainfall doesn't enroach neighbour side.

It's better to ask your neighbours who and how they got their approval permit for the extension.

Finally met with my contractor to discuss on the reno stuffs. The catch is, he said I need to apply permit on my own. Anyone has experience applying permit as an owner? What document that I need to bring? Many thanks

Find runner to do it or you personally go to the Majlis bandaraya to ask for their architect panel. S&P, Geran, cukai pintu, cukai tanah, and a copy of IC these documents needed if not mistaken.

went to an arhictect recommended by my contractor to apply for permit. Total all in is RM2800, is this a fair price?

Docs needed are like what bro Daren mentioned: Photocopy of IC, geran tanah, borang F, cukai taksiran and drawing in S&P

The price is reasonable if all in with deposit, processing fees, roro bin and CCC? it seems to me that your renovation didn't involve engineer drawing

Without roro bin. CCC is Borang F? Already have borang F given by developer. Yeah no engineer drawing. I think the company is more of a consultant, not an architect.

Another thing to ask, is it safe to make full payment to the consultant during signing the documents? What is the standard practice ya? Let's say the application failed, usually will the consultant reapply or the money just gone like that?

Some questions sound silly, but better I ask here than being given an unfair deal later. Thanks

The Borang F given by the developers is different. After VP you do any modification of the house you need to apply the submission from the local council and get a new CCC.

Usually they will reapply for you. You better read the TnC or directly ask the consultant for the procedures and the payment terms. 😁
