Saw banner all over Setapak. Gallery is at PV21.

No info how many units.
No info exact location. Only know is on Jalan Langkawi (nearby PV18).
Anyone got info please share so that I can update this.

Setapak is a good place 10 years back, but not now, too many condo but narrow and bad design road, especially that U turn in front PV128, all the car die die make a U turn and immediately move to left lane without checking car from opposite direction.

the site used to be PRIMA but not sure why now change to residensi platinum teratai?? maybe they copy the model of residensi rampai where rumahwip in certain floors (usually lower floors) while bebas are the rests.

Don't buy this la.. Try go and see jalan Langkawi.. Super crowded as hell.. I stay there for one year, it is the worst year of my life facing jams, crowdedness, crazy as hell.

There is 3 more coming condos along the jalan langkawi and towards exit jalan gombak.. The end of the world is coming for this area..

suppose to have a access road from jl langkawi connect to smk chong hwa but not materialized. jl langkawi now end at teratai mewah apartment. maybe in future ? ..i saw some houses inside the pasar pagi has been demolished and building something. maybe future can access to jl gombak

dont exit jl gombak via diamond square as the road is narrow, suggest to go via jalan cengal selatan. can access to DUKE

All the while I thought this is PR1MA..
The construction period takes quite long, i was teasing with my partner this Gov project takes too long to complete..
Gov sell this building to Platinium?

Do not buy. This area is badly congested due to overdevelopment. DBKL has erred by approving this project and PV18 without requiring the roads to be upgraded.

even if there's multi level car park available.. people still go double park at roadside...

About the jalan langkawi, no different 20 years ago, ppl park both side and make the road left 1 lane only

Wow.. so is really a former Prima Project. I was cruising around that area last weekend and try to locate the so called "almost completed" project and cannot find one except Prima.

just look at the pricing, freehold and decent size... good enough for young family who need a house... regardless of how jam or how much double parking at that small road... beggars cant be chooser though....

Now it become JAM!! I can see the traffic condition is getting worse and worse from day to day.. sad.. i still need to pass by there every monday.. haiz..

a nightmare for the resident using the road everyday,,,
the malay night market is also a reason causing the traffic congested. Especially when RAYA coming..

The traffic is real bad.
Imagine everyday when going to work or after work, exiting your condo straight meet this jam.

the coffee can refill ma... hahaha... but nowadays the breakfast set in MCD consider affordable already compared to my time standard...

the football field that one not as much crowd as those near to TARUC... when ada league game only got slightly more crowds.. haha...

I have put a booking there, my unit seems nice... fully furnished...

I dont care about the jam, because I ride motorcycle everyday and Im local so know some shortcut to avoid the jam...

any other negative that I should aware of?

Bonus for you in buying this as you can actually go inside your unit. See the view. Feel the furniture.
Hey is just like buying from subsale but you get all the bonus like buying undercon unit. (such as free legal fees, etc).

So if you are okay with everything, especially the surrounding, dont see any opinion here at the forum would change your mind.

if jam is not the main concern... for a price like that freehold condo... not too bad actually... and you can save on the progressive interest... i can't see why not... good stepping stone before you go for larger unit in the future...

congrats to -Setapak King (PV)over their succes for teratai and pv18.
pv18 is fully sold and teratai take up rates seem fast. Only thing is belian off 288 there still got units .
Over the same stretch got 3 new PVs...

For ppl who buy for investment from my POV this is a good choice, Residensi Teratai just near Residensi Platinum Teratai, RT can get rent easily as it as already posted on TARUC website as prefered accomodation tenancy for TARUC student, next in the future then will be Residensi Platinum Teratai to be posted as accomodation tenancy for TARUC student, surely this RPT going to be huge competitors for RT and the rate of investment and chance to be able to get tenants will be high,

There is no prefer choice accomodation for TarC students. Is all agents making up story. Those ads meaning got many agents or owners already converted their units into hostel. landed houses at TBR too many owners potong too much already... quality of living worse than hostel... i think all these condos thats surrounding TARUC have more quality living than those landed... to take taxi to TARUC from all these condos i think just need rm2 per person only... but must make sure the taxi full baru start move haha....

this is another condo behind prima setapak.
think pv built for taruc hostel. ONLY for students i think.
but those that dont wanna stay in hostel will usually stay along jalan genting klang or tbr

As mention previously, nothing to do with preferred choice. This statement is so wrong.
Is coz the operator able to get hold of many units from Teratai and convert to hostel for student accommodation. Being listed in the TARC official website mean nothing much actually. That operator can be from TARC own people or maybe pay TARC some money for advertisement purpose. That's all.
Rate at the website is sharing per pax. Is so-so only, on par compare to those offered by owner / subletter around PV area.
PV units come in bigger size too.

If PV9 / Vista Wirajaya completed and you mention is student number 1 preferred choice accommodation, then I will agree 100% with you. Confirm no brainer for this project will become the top choice due to the location.

Are you living in Setapak bro? I think you are from ouside Klang Valley that have no idea about Setapak. No Taruc students would prefer Platinum Teratai. Ayooo.. Surrounding Platinum Teratai there is no "Lepak" place for Taruc students.

Top place for Taruc students are surround LRT Wangsa Maju and surround Setapak Central. Platinum Teratai is far from their interest. Even PV18 1000 times better than Platinum Teratai because PV18 can walk to Aeon and new lakefront.

I suggest you to visit the area to know more. Platinum Teratai located behind Teratai mewah Apt block 4&6. It is the most congested area in Setapak. Really2 unattractive.

Although the location is quite isolated, but it still accessible from jalan gombak, diamond square without fighting with pv 128 u turn, personally feel that this project is still a bargain if ppl aim for freehold, especially price tag below500k, the salesman told me that this project ori is primal but for unknown reason, it become a normal project that opened to public.

there is possibly direct road to Setapak green condominium.... the road seems to be reconstruct right now...

also jalan umbun behind the platinum have a lot of small road that link to KL traders square... it just wait to be widen by DBKL...

up to you then... I have seen major rework when it comes to Pasar Gombak and M3 mall... and also when Setapak Central (or Festival City as the local like to call it)


Especially Setapak Central, that place use to be the same like jalan umbun, now they manage to widen it...

Hi guys just want to ask regarding the parking bay concept of platinum teratai. Has it got the spiral ramp straight to each level, or need to pusing one big turn each level to go to higher parking lot? The higher priced units apparently given GF or 1st floor parking. Heard higher parking levels need to take big round coz only got one exit and entry for each level.

Hi, want to ask how do you guys refund back booking money, i have booked a unit at Residensi PT in late 2018, applied for loan at RHB, Maybank and other bank,

due to certain circumstance, i am not able to take this house anymore, so i want to get back the booking money back, i ask the agent , the agent told me that to get booking money i will need to have proper loan reject letter from banker, so i ask banker to get the rejection letter,

so this is their reply

RHB - my loan is approved, cant produce loan reject letter
CIMB - cannot use rejection letter because they say never key in my case, and DSR show proceed, dont know what it means, and tell me to ask the agent back
PBB - cannot produce rejection letter due to they request to take join applicant for loan, tell me to ask the agent back
Maybank - unable to contact the original banker

so i ask back my agent, my agent told me as they are just agent, the request for loan rejection letter is from the developer, he cannot proceed the refund as the developer request for loan rejection letter,

so now i am stuck as my banker either dont know or dont want or cannot proceed to process loan reject letter

please help guys, the booking money is 2K

How about just tell them you not interested and get back your booking money. If I am not mistaken some certain amount will not be refundable perhaps like few hundred...at least u can get back 1k plus...have you sign the spa?

This project is really for own stay..having stayed in that area all my life, the location is really not suitable for investment...(cheaper apartments next to it for lower income and nicer condos nearby) ..also the access is really terrible and u need to know the area well to avoid congestion..but for the price..can consider still good la...but the quality is nowhere near other PV as it started life as a PRIMA home..so ya...u get what u pay i suppose..

Is it just me or PV seems to have halted its break neck speed of building and VPing like there's no tomorrow... The PV18 built at a crazy speed but now the construction site seems a lot more quiet, The PV project along the DUKE highway (near semarak) also was progressing at crazy pace, now few months already like ghost site.... Berlian Setapak recently had a minor accident...this has not VP in ages..

being a setapak native, I've gotten used to the efficiency of PV putting buildings all around my area but this year something just doesn't feel right with the PV team....Cutting costs due to economic downturn? I have no doubt they will deliver but I have noticed the obvious slowdown...

Purchaser will be reimbursed from delay VP , as long the property construction is finished.

More late, more younger the house.. future property price is higher..

I rather have late VP, more value to my property.. as long the construction is not abandoned, developer bankrupt etc.

Agree with Prohunter ,, not all buyers are buying for investment vis a visits for them to live in the house. Now where will they live if they have to wait for 3 years and still paying rent . Come on already this is not luxury apartments when all the. buyers can afford 4 or 5 million RM per purchase.

And have to wait for 3 years for reimbursement will never compensate for the hassle and trouble for first time house buyers , but I am sure Indramelin already have 5 houses as of now and don't matter to wait for another 3 years time.
