Recently, a lot of China Chinese Developers have entered the Malaysian Property Developing Market, especially in the Southern region of Malaysia, like Semenyih, JB and etc. It looks like not only our Materials are made by China now, Our houses also Made by China. haha

What are your thoughts on their property Development? Value for Money? Willing to give it a Try?
What about China Developments in Semenyih? It seems that Semenyih now is blasted with a lot of Development.

If the price of China Developer is Cheaper by about 20% than local Developers, do you think you will give it a try?

might be good provided they sell cheaper. maybe could drag down property price even more

Generally personal observation those Chinese contractor/developer are selling properties much higher prices versus neighbourhood. Maybe Diamond City@Semenyih is exception case.

if thatdeveloper utilising local manpower, material, resources, expertise it will be good for msia
but if everything imported from china....nothing left for msia except over price house

Well, indeed Diamond City is different as it is the same Dev as Forest City if im not mistaken. The houses there are pretty High End priced. What would you think is an okay price for new Dev in Semenyih area? Lets say like a standard sized 2 sty...

That's what happened to Commercial Vehicles like lorries, excavators, cranes. They beat the German / Euro brands dead down in terms of pricing. Haha... But i doubt its likely to bring down. Probably they will affect the Housing price to be more competitive. What do you think a good price range of new development of 2 sty Terrace in Semenyih would be best for now?

Depends on the China Developer's Market. If they Target their own China Chinese, then they would have to sell minimum of RM2m in Selangor or RM1m in KL. But what do you think if they make the pricing much more competitive towards the Local Developers like Eco / SP? That's if they decide to market to local Malaysians, so that means that they do not need to sell minimum price of RM1m or RM2m for International Buyers. Then again, China is the land of Magic. Whatever also can do for a Cheaper price... haha...

By using industrialized building system, building construction cost is cheaper than traditional methods used by local main contractor. Chinese developer/contractor price could be cheaper.

i dont dare to try even the location shift to malaysia. look at country garden in danga bay, they get a lot of complain.

Not all are cut of the same cloth, all the new SP Setia development are build by Mainland Chinese contractors. To be fair, that would probably explain why SP Setia’s quality is like shit nowadays.

Cheaper than EW / EH 15-20%. Security Gated and Guarded. Of course, we are talking in terms of more affordable Pricing. So landscape is not as Over the moon as EW / EH. But you do get more than you bargain for. Modern landscaping, i would say, its simple and elegant. Sometimes, crazy landscape and too many modern facade will only add up to the mantainence fees and house price. As we all know, developers all like to "Pao Ka liao" (Include everything) in the House price as their main business is to squeeze as much Money as possible out of the Bank Loans. Thats how they tweak the Bank Loan packages to "attract" Buyers.

If it is cheaper than EW / EH by 5-7%, then might as well u just grab EW / EH. As there must be a Market gap they need to fullfill. Its like EW / EH might be I-Phone. But now we have Huawei P20 to fill in the Gap of Comfortable, elegant, but Wallet Friendly.

How much cheaper would u think it will be? Now days, New Developemnt for Landed all is +-800k already. And that is the price of Sub-Urban areas. Not city centre. City centre now +-800k mostly is COndo APts.

Local developer like GL is also starting to use IBS systems, and its actually more to reducing the labour cost and improve quality consistency. I dont think there will be much impact on the overall unit price

why not? China is not like we thought last time very low standard... Their country is having Nuclear power with very stable process and waste management for the nuclear waste.....

Most Chinese provincial developers and contractors are bigger and more experience than bolehland developers and contractors. Only those kuptong champion still believe bolehland has the bestest developer and contract.

I am actually glad that Mainland Chinese Developers are coming in. Unfortunately, the once that chose to come in are those third rated developers like Country Garden with less than stellar records in quality. If only the like of Vanke would enter our market. I would like to see developers like SP eating their own dust.
