Con - no amenities nearby, must drive because nothing within walking distance, facilities and design looks so so, lot of factory nearby (might be move out in future), cemetery nearby.
Above are my personal opinion, so What do you think guys? Which one best for Investment? Feel free to add more detail.

definitely not riana dutamas... better replace it with the birch... and also nexus replace your m oscar better... u gt try to walk from m oscar to the mrt site ma... its not easy bro...

metropolis is dutamas... riana is segambut... the address itself already make it impossible... for metropolis... i think the developer need to sell more land to get money already... kena complaint 9 9 for not even having decent progress for their other projects... dont think they are capable to complete the whole metropolis masterplan plus no rail public transportation nearby at all...
