Cant brlieve the security fee is only rm50 per month. Not overbearing and very sustainable.

Hope the Pines Avenue in South Creek (next to Farina series) will be as exciting as the Eco Majestic City. It should be. SP Setia, pls up your game!

Can't be picky nowadays, as least SP house don't have foundation sinking issue, consider good workmanship already. Recently heard one case happened in Semenyih area, foundation sinking after DLP, feel bad to those buyers.

I know prescient 1 & 2 many got roof leaking issue. But my friend's house in prescient 3 still in good condition, he already stay for 4 years. He bought the unsold unit with 6mths warranty only, no issue.

I think EH2 will be more prosperous next time compare to EH1. The Nadi already start selling for phase 3 shop lots. If I recall correctly, eventually this business zone will be a huge one, close to 1000 acres

I havent started living. But the plastering, wall alignment, tiles all look very good. I am very particular about alignment, no waves in walls, tiles alignment etc

I havent tested waterproofing though

What are usually the problems as you sound very cynical.

For residential living, I would not like to live too close to high activity commercial areas. Traffic is going to be a problem, especially the way our drivers behave. Imho, living near Club 360 may be better. Not too far to drive to Eco Majestic and EH2 commercial zone yet far enough to avoid traffic madness around successful(if they are) commercial establishments.

Im always in a quandary between seh1 and 2.

Heard that the earlier phases of seh1 are mostly tenanted hence a more unkempt look overall. Whereas seh2 is more owmer occupier and so less of that.

Any phases do you recommend for seh11 near the clubhouse?

Location wise prescient 3 in front of 360 center is the best among all, no new crazy high rise or commercial will be built next to it.

But nowadays it also got its own problem, the EH toll is too small to handle traffic volume especially during peak hour. My friend stay there have to make big round every morning to use majestic toll to go to kl from lekas, can save 10-15 minutes compare to Eh toll. EH2 can go to majestic toll faster.

So all got its pros and cons.

Agree that precinct 3 probably offers the best locality. They also offer a very generous with additional Raya discount during Mar/April earlier this year. With the many high rise buildings coming on stream in EH2, the Majestic toll may soon be more congested when people starts living in them. With the same footprint, a condo/apartment can pack in many more people and therefore the number of cars that will pour onto the road contributing to traffic (toll) jam.

Yup, so once all high rise are occupied, Majestic toll will be packed too. But everyone know the jam at EH toll now not just due to increased of residents in EH1, but there are too many cars come from other residential area like kesuma, broga, bereanang, either want to queue to go out to old jln Bangi or go out to lekas, even my neighbors in Majestic also die die stick to EH1 toll every morning.

So by judging from "typical" m'sian behavior, EH toll might still be worse due to it is cheaper and attract more ppl to use.

I don't know abt their raya discount, but EH2 house mostly are normal neighborhood guard house, not like prescient 3 so atas, so the price is more affordable. Anyway the discount can't compare to the time when they gave 25-30% to clear unsold unit right after MCO few years ago.

And those future residents from high rise might flow to eh toll too, since now every morning Majestic road heading to eh toll are full with cars too

I always thought that setia ecohill would be a success if the 2 companies dont fight and cannabalise each other. 3 townships seh, seh2 and em launching houses st the same time! How not to create oversupply?

More than 10 years have gone by and really its amazing that so many commercial areas have been built and start to be built. The road infra is amazing. Parks are amazing. All in 10 years which is an amazing feat.

The only question is whether it can attract big boys commercial players to enter the fray. Time will tell.

Really think the props here are undervalued conpared to rawang etc

Welcome to Semenyih.

Ya, nothing is perfect, all township will have traffic issue, like setia alam and rimbayu. Just hope that ekve can ease the crazy jam btw cheras and kl

EW and SP already fight until see the blood d, won't stop one, can see battle ground now turn to commercial in EH2 Nadi and Silver square and majestic lab. Good thing is once all shop lot vped, it will form the largest business zone in semenyih, couple with the 4000 condo and rsku, next 5 years will be very exciting. With so many rsku here, hope gov can upgrade the infra too.

But the hot spot in Semenyih will soon be shifted to the broga area, now got multiple projects running at there. I still remember las time my friend told me Boustead will bring in IKea, but now macam no news d as Boustead has sold their land. Just wait and see whether mahsing and ew can bring in something excited at that area.

I would say Rawang is more developed compare to Semenyih, so the price is higher. With EKVe, think can skip cheras when go to rawang.

I am from JB and had been looking to relocate to live in KV vicinity. My search began 3 yrs ago mainly focusing on Kota Kemuning. I particularly fancy Amverton Park for their low density tranquility.

In March this year, I happened to go on an overseas trip flying off from KL. I took the opportunity to arrange for viewing of Amverton Park. Can't recall what happened exactly, I ended up viewing Jade Hills and Setia Casaville too.

If not for an empty land right next to Amverton Park which I feared may see high rise being built, I would hv settled for a unit there. Environment wise, Jade Hills was right on top. I love that there is a lot of greenery. Only disappointment is the lack of nearby conveniences. Finally put my money down for Casaville which in my view is somewhere between Amverton Park for conveniences and Jade Hills for greenery.

Now that my property search is settled, I'm trying to learn as much as possible about Semenyih and vicinity from others so I can wase settling in when I move in towards end of 2026.
