If the above sounds familiar, it's on No.26 of the 64 DBKL controversial land deals.
Land was first sold to Iconic Paragon, then IP turned into AK Star, subsequently plans to JV with DBKL to develop 2 blocks of service apartments.

I think the agent got confused with the projects there and came up with a wrong "presumed" project name. As per my post above, AK's project is in green while the Bintang Palace redevelopment should be in yellow.

Nope. I dont think is the wrong project. Coz the booking cheque written under the name of AK Star Sdn Bhd.

AK Star is correct, green plot is correct, but the name Bintang Palace Residence is definitely not correct. Bintang Palace land's redevelopment is by Shanghai City, not AK. Both are different projects situated beside each other.

The agent must have just market it on their own as "Bintang Palace" just to pinpoint out the location for those interested to look up on google map.

AK goes high keras…….

not many developers started from affordable housing and after 2 to 3 yrs.....offered city center high end housing.....

for those facing main artery roads, most are selling above 1700psf with almost fully fitted (BBCC, Agile). TRX is expecting to sell higher than 1700psf.

AXON is not facing main artery roads, therefore cant command same premium. And that area is largely considered as red light area rite??????

I would say 1300psf is about there or slightly above premium by 100psf or so......need to visit the site to forge the pricing a bit. how much is rebate/discount out of 1300psf?

traditionally, people buy high rise instead of landed because is cheaper both in psf and total value.

But for that location, homestay is a better option than those conventional rental? I think rm200 per night should be a reasonable pricing for that location.

Surprisingly not many people complaint about the workmanship in here or fb or other social media....

Maybe buyers in this home category are more 'accepting'....

SPA is standard.....those extra items wont be included in SPA.

all so called 'free items' will be in separate letter not in SPA and DMC.

later developer will write and inform all buyers that these items will need additional x months to be installed, on top of the agreed VP time line.

AKTH if you are agent, you should well aware of such arrangement.

But for hotel stay for typical standard room for 2 pax the rate there is around 150-300 depending the hotel star rating. Not sure what is the compelling reason for a couple or 2 pax tourist will be renting the airbnb beside the hotel for the same rate. Unless the rate is cheaper or the room is able to fit more than 2 pax

For someome that doesnt need 5 star services and brand name, axon and berjaya can survive by offering lower rate.

Looking at rm1500++ psf, price point wise they are not the cheapest, (consider AK past projects normally they could standout due to they could offering one of the cheapest in those area).
similar pricing i got more choices than this project in KL city center.

workmanship wise i dont think ppl tend to put more confidence in this developer anymore.
if they cant manage well with low cost affordable home, dont expect they can do better in high end property.

the only highlight to shout is "5 minutes walking distance to pavillion"

Almost all old and ready apartments cant matcb new launch prices.....

From my personal opinion, unit facing future TRX financial hub is better.
Facing KLCC have plenty of high building blocked its view.

yea different block...

100% of the owners there are renting out to airbnb or doing airbnb their own... lol... even developer also create own homestay management team to help handle airbnb there... should be zero complaint by own stay residents who using the building as homestay... and no free car park provided, who wanna own stay there lol....

yeah, just 1-2 min difference in term of walking distance as both at same land... good thing is the operators are all so positive that they willing to use high rental to take units... good for the owners...

Bukit Bintang is back to it's best. Weekend or public holiday so many crowds at Pavillion, Lot 10 and KLCC.
Spill over some to Sungai Wang and Time Square a bit.

I dont have the data, i guess those 14 bidders had thats why they went bid till 50% above reserved price.
