Tropicana is good at disposing land.

they only see profit, not enhancing its masterplan for the project.

Good luck to Metropark buyers. Instead of getting an housing development by Top Grade Developer, now you need to share your backyard with average developer.

Lolz, at least Tropicana managed to complete the interchange to Federal Highway. I was thinking that it would not be completed at all

Mct now controlled by ayala , got 2 c wthr d filipino co can improve mct's reputation or nt. Im surprised tropicana sold part of their tmp land, mayb they find it diff 2 sell there wth their targetted roi thts y take easy way out?

MCT buys the last two residential-zoned plots (whole masterplan is commercial title though) next to Paisley.

MCT plans to build on their own and likely will do alterations to meet market needs, ie smaller sizes?

They may buy more in coming years.

land purchase price of about 360psf. good deal for ready infra, international school, park, access and tropic commitment to work on the commercial side of things.

Checked with the sales agent Tropicana Metropark said it would be more pricey than paisley as it transacted the land at rm 370++ psf. Metroplex and medical centre will be bulid by TMP.

I was there yesterday. Price at 750 psf. The place is very high density. All built very closely to each another. Showroom quite nice, they give partial furnishing but no wardrobe. Maint fee is 0.35 sen psf. Average size is 900 sq ft and 1480 sq ft.
This place will take time. Okie for own stay but rental might be very tough.

There are 2 blocks. I think total of 550 plus units. What I don't like is the high density as already had 2 other blocks up ie Paloma and Pandara already and chances the view would be blocked by adjacent ones. More so, do not know what are MCT's plans.

To be exact, total paisley is abt 600++ units, both Tower A n B would be facing either central park or pool. In Subamg development highest it goes is 29th floor as it is near subang airport.. MCT plans would not block paisley view as ithe two parcel lot is beside each other. Hence if MCT would to.build 1400 units, either it would be more blocks or smaller units where they would sell at a higher price since MCT bought from TMP is more than 350 per sft. It would be an advantange for TMP residents if they would invest one now.

As per my earlier remarks, it is true that MCT will launching its new development at Tropicana Metropark on April 2019.
It will consists of 3 phases ( blocķs) in one plot of the land. According to sources, each phase will consist of abt 200++unit which all in total 600++units. The selling price as per my comment earlier, they would be pricing at RM 450k ++ for 500++sqft to 1000++sqft. MCT would be selling at high price for smaller units and its true, as per my comment earlier, and as per source that MCT is rebranding its concept.
So, you gals out there, is better to invest now in Tropicana units as they are throwing a lot of goodies, rather than wait n see.

Hi all, latest news from sources that Metroplex in TMP is launching this year. Their concept is that TMP will sell their retail shops fronting the metropark to F&B and also invite local grocery retailers which intend to target medium income earners. Whereas, fronting the main road would be a mixture of retails. Their concept is like Desa Park city. Eventually, this would bring up the property price in metropark.

nett price can below 700psf? if like this then better buy than TMP already... doesnt matter what tier of developer MCT is.... tropicana being tier 1 developer does not bring any vibrancy or changes to the location anyway...

For the other one i hope you're getting a big discount. if not can explore Sime's Aurora. Performance and overall development progress in TMP is extremely slow. i worry this TMP may never make it.

Went to sales gallery 1 month ago.

Alira consisted of 2 Phases.

Phase 1 combination of:

Low Rise Villa (3 floors, total of 25 units if nt mistaken)
High rise (31 floors, 17 units per floor, 3+1 lift per floor)

Phase 2: Future development no news yet.

But based on the advertised image of the whole Alira...total units looks more like just 800++ units only. Cuz looks like Phase 2 will only consist of another block of high rise + more low rise villa

Phase 1 total units only 500++

Impossible Phase 2 can be 900++ units (which added up to 1.4k units) as per what everyone was saying....

Sign SPA before 2021, extra rm3k rebates.

MCT got very bad reputation back then looking at their track records, but do also check out those bad reviews project by MCT - who was the architect main/sub cons etc....

Cuz for Alira project they are definitely trying to rebrand themselves by using the services of ‘Top Architect’ etc...

Just sharing info of what i know cuz i booked a unit there for ownstay.

Suitable only for ownstay.. not for investment😅

Nahhh it's about 600++ psf. Agree that developer reputation still questionable. Eventhough MCT are under Ayala now (which they said this would be their maiden project).. but hmmm really never know what's gonna happen years down the road.

I booked mine. rm630k++. 90% Loan approved but on dilemma now. 50/50. Might reject loan and move on to look for a better place. lol.

Besides the concern of MCT workmanship.. I think another downside is per floor 17units (31 levels) only with 3 lifts....

And we all know the only convenient road is Federal highway, the very jam highway....

I don't think they sold the land to anyone...

beside... who would be dumb enough to build a mall in a middle of no where? If anything... the developer would rather build the mall in the empty land at ss16... right in front of the train station rather than a place surrounded by industrial factories...


also.... if Tropicana can't do it... what makes you think other developer would want to do it?


FYI... bangsar shopping center is developed by BRDB Developments Sdn Bhd ..... there is 0 news on the net that they have acquire the land at metropark hence I would be cautious of your agent as it is not uncommon for property agents or even developer sales rep to bullshit just to get sale.....

workmanship should be the least of your concern....if i'm not wrong most project has 24months DLP ....hence if there is any shit just call the developer to fix it...


you concern should be on whether living there is ideal for you....


if you take into consideration the mall and all those future shit... then you may need to think twice...

but when you book the unit without taking into consideration of those "uncertainties" and you actually like it just the way it is now... then it is fine to just stay on with your decision..

BTW, im staying at USJ height, i would say this place is quite easy access to PJ Subang and Puchong area. i often access to federal must passby tropicana metropark also. seeing this place as a quite potential property. After surveying so many property at the end choose this during MCO.

Well, BRDB bought the piece of land beside the GEMS since 2008 actually,but they didnt start the project yet. I'm guessing they more focus on Bandar Puteri Puchong first. Wait Tropicana and MCT to make the zone better then only they steps in i guess.
You can check as BRDB bought the land from KEE HUP properties as i know.

For mall, to be honest, there is rumors, but no guaranteed, right? even government reserved forest also can sell to private company to build condo, who dare to promise. haha
so far the confirm stuff is the retails downstairs at Tropicana Residence South. Other than that, pending.

Now basically everywhere also jam la. But you can always use alternative way, even Federal is jam but still better than keep changing highway to pay several toll.
Anyway, you have direct link into the project compound, no need to jam until shah alam batu 3 to come in.
if from PJ icon city side, around 15-20min max if jam.

5-6pm usually heavy traffic, basically everywhere in Selangor also jam.
Btw, im not following common office hour, normally i go back earlier of after the jam hour to avoid jam.
From NKVE toll to tropicana metropark should take around 20 minutes.

For me i think this township and this price point, cant really think of other similar project in Somewhere in PJ or Subang

I think they were the ones who developed one city, can check on the buyers there. Personally, what is important to me is that they deliver what was promised at the promised time. Build quality most of the time also you can only find out after staying at a place for a couple of years. Even then, it depends greatly on the contractors and subcontractors they hire.

Like stocks, past performance does not indicate future performance. Although public listed companies usually have a reputation to take care of, if you remember the whole scandal of the uncle using a hammer to smash tiles at a Tropicana project, their share price barely dropped in 2019.

If they say they are linked to ayala and have reformed now, still don't understand why can't they fix the existing projects like cybersouth???

Any reason?? If they are committed to become reborn then they must start by resolving customers complains.

Interested to book one due to the immediate surrounding. However worried about the outcome in 4 years as MCT track record has not been positively reviewed... Even until now SA also doesn't know which company will be the main con, and when will get APDL. Weird.

I think previously they have already obtain APDL but due to MCO, it has been expired. FYI, they have already renewed and gotten their APDL.

I think you are misinformed here or the SA tricked you. APDL does not "expire". Once the APDL is approved it runs in perpetuity as long as there are no changes and developer continues to pay the yearly fees for the license.

I have actually visited the project back in 2019 and 2020. Truth is they have changed the plan for the project as initially they were planning to build upwards of 1,000 units. They had to change the plan as there was a severe lack of interest from buyers. In other words they couldn't sell at all.

My honest thoughts on the development:

Firstly, the MCT name has been muddied too much with all the projects they have build with very poor workmanship. Search for One City and see the reviews.

Secondly, they bought the land initially developed by Tropicana for the first 3 phase of residentials at a premium. Hence why they were initially planning to build so many units to cover the cost. With the new plan where there are less units I have serious doubts on the potential workmanship and materials they will be using if they wanna competitively price their units against Tropicana's units. This is especially since Tropicana is a way more reputable developer compared to MCT.

If you plan to own a unit within this area I would highly suggest looking at Pandora, Paloma or Paisley by Tropicana on the subsales market rather than taking the risk with Alira.

One positive note would be that MCT has been taken over by Ayala Corporation and hence new management. When I was at the sales office in 2020, I was actually told they have decided to use third parties rather than in house architects and contractors to avoid the previous issues. However, from some posts here, it may seem that they have reverted to using back their inhouse team. Your money your choice but all I can say is buyer beware.

Ya. I have been told that the apdl is not ready as the project was delayed due to mco. And they have recently got the apdl approved. Good news for that. Would be keen to know if there is any owner's social media platform too. 🙂

Just for the context, i had gotten the info from banker, not from SA. I do agree with you that MCT name has a bad reputation based on his their previous projects. I am getting this for ownstay so ya, from my opinion, i am looking at the bright side that being bought over from Ayala Land, the previous process and management should be revamped up to Ayala requirement/standard. Besides, with AETAS on going at Tropicana, i believe they are trying their best to retain those VIP buyer by not to screw up anything that can affect the sales. Price wise, i think it is at the average price range, but of course different story compare to Paisley. Lastly, just want to show my sign of appreciation for having a proper discussion here. I think office is referring to the Tropicana Metropark Master Plan, where it is besides Resident South, phase 2 I think will be another residential ba, but the facilities at phase 2 really nice hahaha... as in the whole 88 acres development, i think it is lacking. buy or grab food, severely limited choices. There is fresh-mart nearby, but closes at 7pm, which means for me personally, can't shop for groceries after work if I want a simple meal.

it's located neither here or there, nearest mall? Subang parade/empire, but have to cut through federal highway. sunway/damen/main place are many traffic lights away.
wanna take nearest transport? got to travel some distance to ktm. and nearest public transport is ktm only. But if you are driving, then the flyover is actually convenient.
the turning to metropark is a shared road to factories/warehouses. So can expect big lorries to pass by, shorter and lesser buffer of transition of homey feeling.

best bet is to wait for shoppes to complete and bring in achor tenants for food and groceries shopping. in terms of investment, i think residence south would be a better one.

park itself is actually quite boring la the landscaping, or maybe because i grew up in near a more green park with more grass and kids playing football. But, for high rise, there are facilities which make sense that most people won't utilise the park that much for 'facilities' but instead a longer jogging track for space. i enjoy walking my dogs there, so park for me is good.

overall i think this place still has potential, just that it's developing at a slow pace.

Just checked and said that main con is setiacon, which also did Paloma, lumi and others I think. But I'm not too sure on how good they are..

Currently staying at paloma. Overall only issue that the community here is complaining about is molding on the window walls. Either than that, I think it's decent. Don't see much complains unlike other mct projects.

Also my so stayed in another apartment build by setiacon, its quite old, but surprisingly still not major defects complained by community. No visible cracks or leakage.

Alira land parcel has been cleared and some machines like crane is placed there. but board hasn't been erected so can't see details yet

an interesting note, alira construction is currently using jacked-in piling/static pile driving method for its foundation.

just what I can think of:

pros:

price (as in compared to subang jaya average high rise property price), environment (if you like the park), facilities, quiet

cons:

developer reputation (not sure after taken over by ayala), future development (not sure how the township goes, though confirmed will have 2 buildings of shoplots, but plan already changed several times), no public transport nearby (nearest only KTM batu tiga), not enough lift (17 units share 4 lifts, though my SA said developer will install high speed lift, but in Malaysia as long as the lift not spoiled should thank god alr)

Yes, i do like the park and the pet friendly concept - am a dog lover. And agree with you the place is more quiet compare with sungai besi, kuchai lama / sri petalling.

For the downside, i have checked that MCT was taken over by Ayala Land in 2018, and those previous project was before Ayala took over MCT - hopefully it will have some improvement. Notice that after MCT taken over by Ayala, there is also another project, Aetas in Tropicana, not sure if MCT is collaborating with Tropicana? hm

Also, the W Design Associates Sdn Bhd ["WDA"] (architecture for Alira) seems ok to me as well - WDA also architecture for Millerz (exsim) and Tropicana Aman.

On side note, those who are unsure about mct build quality, should also realize that (by no means, use your own discernment because what im sharing is my own opinion and not facts):

1) back in the days, engineers and main con are mct's subsidiaries hence no reason to be competitive and deliver quality, unlike tendering to 3rd party contractors who will try to bid for competitive advantages in terms of pricing and workmanship. It's refreshing to know that main con is now a different reputable contractor.

Don't have to look far, paloma next door is build by setiakon.

2) MCT other maiden project Aetas since Ayala joined, is actually very impressive in terms of architectural design. Also using the same approach of opening up to other contractors to build the project. im assuming Ayala would want mct's reputation to be addressed for their first 2 projects before launching other projects in usj 25/usj21 temple area.

3) I really like the layout of the b2 units. it makes a lot of sense except the L shaped balcony, which i think it's just to fill up space to 998 sqft. Paisley design on the other hand, i really dislike the kitchen design and allocation Also taking note that every segment has a window, including kitchen. i like that a lot.

and i have dogs, so park directly is an added bonus.

pray hard hard the quality is good lol.

I just found out they are launching phase 2 already, facing central park, 850sq ft to 1048 sq ft, 14 units per floor sharing 4 lifts.

I quite like the park as I can bring my pet for a walk just downstairs.

But there is something quite concerning me. As there will be nearby industrial area, I'm worrying after the park is open to public, there will be many "foreigners" flood into the park.

If they open to outside people, how so you think mercato is going to survive ?

It has to be open to all and expect more traffic when it does

As for industrial area…no issue i have been staying here for 4 years and just book alira for rental purpose

Cant wait for the alfresco joints to open up. Hope theres a bar or two

what's wrong with foreigners being in the park? Dah la ayam pun tak boleh enjoy subsidy, park also dont want let them enjoy meh?
The park is being maintained by foreigners as of now, locals are the one thrashing the place around with garbage, especially the front entrance area, and loads of rubbish on the walkpath.

It's currently a privately owned public park but in due years, will be surrendered back to mpsj, by then, hopefully communities there have solid relationship with local adun. else it's gonna be another lowly maintained park.
As of now the park isn't flooded with dangerous or suspicious crowds yet.

For the record, this part of Subang Jaya covering Tropicana Metropark, Taman Batu Tiga, Taman Mutiara Subang, Subang Hi-tech, Subang Heights & USJ Heights, although under MBSJ, but falls under Parlimen Shah Alam/DUN Batu Tiga instead of Parlimen Subang/DUN Subang Jaya.

My complain with he park is that rubbish in the bins can be left undisposed for weeks. Sometimes takes a month plus before they empty it.

Some lights are no longer working. Requires change of bulb but yes, lights are on at night, not sure until what time. I sometimes walk my dogs in the park around 8+pm

Plants in the pond are trimmed periodically. overall still ok

Don't think there is any mosque in the Tropicana metropark area.
Nearest mosque should be opposite the road towards the Batu 3 KTM direction.
Should be in the same area as Batu 3 dominos pizza.

I only take part in the topics of properties that are of my interest, because was recently looking to buy for own stay. These things are not cheap, and will mean monthly commitment for a long time, so it's good to be aware.

The urban park there is decent, can do some jogging. Saw some huge catfish in the lake the other day.

Yes.

Didn't really check the proximity to local commute stations, I seldom take LRT/MRT, prefer to drive. I think KTM is the nearest, but that means it's not meant for regular commute.


It would be good if our public transportation systems (trains, LRT, MRT, buses) are redesigned so that people can bring on their bikes, scooters,
... e.g. UK buses and trains have some parts with room big enough for these, US buses allow bicycles to be attached to the bus exterior, ...
so that we have more options for the last mile. For joggers/runners, the last mile is not an issue, but not everyone is built for jogging.

Alira is cheaper than sp2 because location is slightly inferior as compare to other tropicana projects. That's why they also put in more effort on fancy facilities to attract the buyers

Jim, which video?

Based on chats with developer staff last time, the land next to SP2 is for future development by the developer, mainly offices plus retail, focus won't be on residential anymore, though there's a small piece of land next to Sri KDU for residential.
But plans change over time, have not gotten the latest info and the last time I asked (some months ago), they're not sure if there's going to be specific changes to that plan.

How the upcoming SP1, SP2 + Alira + Amika pan out will shape how those remaining pieces of land will become.

Am keen to have Metropark be distinctive on its own right, we could start with regular night events at the urban park,
e.g. outdoor cinemas for all Metropark residents (SP2, Amika, Alira, SP1, Paisley, Paloma, Pandora),
day-specific Metropark zumba/taichi/skateboarding evening sessions in different parts of the urban park,
Metropark friendly matches (basketball etc), ...

Since Metropark is designed to be an integrated township, we should be one community and have joint activities.

School getting high in demand. Every morning 7.30 am to 8.30am on most day getting jammed up. Takes about 15 mins to 20 minus just to get on jalan delima and some worst days almost 40 mins to queue from school exit to the flyover toward federal

How I know? My kid goes to school here and contemplating paisley subsale if got good price

40min? that's a long time. Where is the bottleneck? the road passing by Paisley, Paloma, Pandora? My friend staying at Paisley didn't mention got jam, maybe he leaves after 8.30?

Eventually there'd be a flyover direct to the area near the School I think.

Why not go for Alira or Amika rather than Paisley subsale?

That’s too long mate

By the time shoppes open I can already imagine the bottleneck on weekend. Cars park along the road etc.

There is another road beside shoppes that the heavy machine used to bring in and out materials. If that open up will ease some congestion Atleast got 3 exit ( main exit), exit beside showroom and exit beside shoppes

If you look at the masterplan, there'll be a flyover from Federal Highway to that part of Metropark near Sri KDU

I think will be hard to open that road before SP2 is completed, because it's right next to it. They'd have to open the road next to Pandora else people won't be able to get into SP1 for shopping. Could suggest for the road by the showroom to connect to that road and flow of traffic to be designed to optimize car flow in and out of SP1 Shoppes

I think that will be unlikely. Quite some distance away. If we look at the map, would have to cross the htc, and go along the KTM track.
But if that part really opens, then you don't need to use Federal Highway, just connect from NPE to the Subang Parkhomes area

Mostly due to the "roof & leaking problem is under highest floor owner responsibility". Normally if lower floor have leaking issues from upper unit, the repair cost is bear by upper unit after jmb inspection proof that the problem is from upper unit leakage.

Beside that if a project roof top dont have any cover design, then roof top unit will be heater, some people they dont like. As more electric consuming for air-con & fan?

Next will be water pressure issues, roof top normally have less water pressure issues, so it may bring inconvenience to family.

Also, some people worry that the flat top roof may over time have tiny crack lines where rain water will leak through, unless the top deck has extra roof structure covering it to prevent rain water directly flowing into those crack lines

But some condos have the top floor as the penthouse

But i find out via pictures that their Sales Gallery in Taipan is the same one from Alira.

That's right, they have the Alira showroom on one floor, Amika on another.

Location wise SJ is ideal, and in that sense Metropark with its lake is a good place to stay in.

Go visit the gallery. Sales staff over there are helpful. They will show you both alira and amika. If you are looking for fast completion , i think alira will completed soon

Doubt so, MBSJ wont allow that to happen that's for sure, Parkhomes road are very tiny for such a huge traffic not only from TMP, dont u think all road users from Shah Alam will skip the Federal and start using the small road instead if they want to drive to Subang Jaya?
