We do have many agents among our midst here. We ask that agents identify themselves when they share in these forum topics. Some do, and that's good, so we can differentiate.
Both the agents' inside info sharing and the owners'/residents' on-the-ground/neighbourhood sharings are useful for us.

Aaron, there are some active users besides myself who are involved in several property topics. I only take part in the topics of properties that are of my interest, because was recently looking to buy for own stay. These things are not cheap, and will mean monthly commitment for a long time, so it's good to be aware.
We ask agents to identify themselves when sharing, and good to hear from them on inside info and such that not to be misperceived by readers as newbie buyers.

Hi Aaron, already made decision, recently booked a unit with Southplace2, I shared in the Southplace topic thread: https://forum.lowyat.net/topic/5369269?hl=southplace.
The urban park there is decent, can do some jogging. Saw some huge catfish in the lake the other day.

It's for own stay, 765+ psf, not easy to save/commit for investment, not expert yet in property, need to understand market price trends, rental yields etc.

Yes.

Didn't really check the proximity to local commute stations, I seldom take LRT/MRT, prefer to drive. I think KTM is the nearest, but that means it's not meant for regular commute.


It would be good if our public transportation systems (trains, LRT, MRT, buses) are redesigned so that people can bring on their bikes, scooters,
... e.g. UK buses and trains have some parts with room big enough for these, US buses allow bicycles to be attached to the bus exterior, ...
so that we have more options for the last mile. For joggers/runners, the last mile is not an issue, but not everyone is built for jogging.

Yes, very near to Paisley, you see that developer has maximized the land so that on all sides the building is near to the edge: the main road (shared with Paisley, Paloma, Pandora) and the urban park, can almost touch the building as you walk along the park

Maybe they'll call it Northplace. Have not asked the staff recently, they might have more info.

With the SP1, SP2 al fresco and Amika Japanese retail, Metropark will really be happening

Based on chats with developer staff last time, the land next to SP2 is for future development by the developer, mainly offices plus retail, focus won't be on residential anymore, though there's a small piece of land next to Sri KDU for residential.
But plans change over time, have not gotten the latest info and the last time I asked (some months ago), they're not sure if there's going to be specific changes to that plan.

How the upcoming SP1, SP2 + Alira + Amika pan out will shape how those remaining pieces of land will become.

Am keen to have Metropark be distinctive on its own right, we could start with regular night events at the urban park,
e.g. outdoor cinemas for all Metropark residents (SP2, Amika, Alira, SP1, Paisley, Paloma, Pandora),
day-specific Metropark zumba/taichi/skateboarding evening sessions in different parts of the urban park,
Metropark friendly matches (basketball etc), ...

Since Metropark is designed to be an integrated township, we should be one community and have joint activities.

Propertyguru says there's a total of 836 units, so 125 units (15%) left.

40min? that's a long time. Where is the bottleneck? the road passing by Paisley, Paloma, Pandora? My friend staying at Paisley didn't mention got jam, maybe he leaves after 8.30?

Eventually there'd be a flyover direct to the area near the School I think.

Why not go for Alira or Amika rather than Paisley subsale?

If you look at the masterplan, there'll be a flyover from Federal Highway to that part of Metropark near Sri KDU
