The 3d perspective of the interior of ion delemen looks somehow impressive on their website but the actual product is not on par. Went to view the completed units and not quite impressed.

The completed unit is known as Ion Delemen. I heard Ion majestic will have improved design and layout. Even the Ion Delemen getting many good reviews based on hotel booking websites.

The bad excess is due to the construction process. I think the will rebuild or repair the road after done with construction

They already re-patched the whole stretch with LED light, but the road is too many curve and narrow too with very less safety guard.

you drive during fog then you will know what im saying.

Can observe from 1st world hotel, the road with LED is like a white snake at night....
When there's is a vehicle moving on the road at night, one can imagine "a piece of food being swallowed inside the snake body for digestion" .... Haha...

I agree on the risk of driving in fog on the road.
Risk is even higher at the side from ion to 1st world, bcoz it is at the edge.....

Anyone here made booking for this unit? I personally believe this will be a good investment comparing property investment in KL and klang valley which i think already oversupply. Majority client who stayed in Ion Delemen seem satisfied staying there expecially for the beautiful view. This will draw crowd to this project. Any opinion?

for the 1st 3 years GRR will be 7%. Third year onward will be profit sharing basis 70% for owners and 30% for the company. The profit sharing is the time when the owners can expect a good return. I visited their early phases which is known as ion delemen. The hotel is doing really good and fully booked on the weekend. Ion Majestic expected to perform better because the company is learning from problems and complaints that they faced on the earlier phases. I personally think this will be a good investment portfolio . If anyone interested to know better you can PM me, i can intro u my agent. Such a knowledgable and convincing guy.

I got info frm unofficial party that genting and NCT had agreement on the land. None of other developer will be granted permision by Genting to developed project on hill top. I think NCT as a reputable company will worry more on the water supply than us as a buyer. Surely all the basic elements will be sorted before they started the construction.

Source of water supply is not developer's control. After vp, water supply is no longer developer responsibility.

I just heard about the project yesterday when I was walking around the mall in Penang. Bought Ion D Element .. considering Majestic now.

Certainly the road condition should be improved. My whole family was very scared during the drive to the current site. I remembered there was supposed to be a plan to get a cable car access from the site to First World? hmm probably i mistaken it for another spot.

money will always have a say over promises.

the first few years no problem due to GRR. It's later, after the 5-7 years, when the real test of your investment comes.

most important is sustainability over the long term. 10-20 years.

ok..what is GRR? if the return is 7% is consider good already since some say in KL rental yield around 4% is good..
so weekend only fully book? is it enough to cover the cost for the weekday?
me no la..no $$$$ even to pay deposits

Not really close to Petron. They are at Gohting Jaya. Ion project is close to hilltop and only 10minutes to Genting.

On weekend. Genting maxim hotel is around rm 1200 to rm2000 per day depending on season.

How can the project return such high return rate if they were to start price war with first world hotel? are you sure there isn't any more land in genting? do you know how much land belong to genting?

Ion Majestic is at least four years from now. Why not look at how is Ion Delemen performance now and after the theme park open.

I'm a huge fan of Genting developments. I believe in the long run, Genting is only going to get more and more visitors each year.

If any other owner's are waiting for their next lot of units, can let you guys know I just received my first GRR payment from developer, so for now they are paying out without any issue.

I have heard some poor reviews about the hotel from various people as well but I think that people will still end up staying there nonetheless and the overall experience is really quite enjoyable.

Also am bearing in mind the fact that the developer did part ways with Best Western without any proper official reason, there are definitely some floating negative 'feels' brooding in my mind.

I'm still optimistic on the project though.

Don't feel they need to do too much to pull through and run smoothly, just need to avoid major screw ups.

Anything close to Genting in my opinion is super exciting.

Haunted? Have you been near Amber Court recently? the place is bustling with immigrant workers. Almost all the construction kuli working in Genting live there. I think all the ghosts also have been frightened away.

I think this is not bad too.. during bad times... tourism will still be there. The occupancy rate in the current ion delemen also not bad. Been there during weekend and weekday. Weekend is fully booked. Weekday is not too bad but u do see company hosting events and meeting there.

Wyndham grp is indeed an experienced hotel management. So if they can continue to manage I think this will do well. The only downside is the location is not as great as the roads leading to the hotel is a bit on the narrow side.

The existing ion delemen owners are already getting their % .
But of course everything also have risk. If u want a hassle free then can consider this proj.

Overprice for investment, rental return guarantee is for short term, after that sell cheap cheap also nobody wants..
Look at some of the older apartments at genting. Will u buy those even it's very cheap?

Really need to talk to those players in genting to find out. Already 2 to 3 pl tell me theyknow pl who onwed few units in genting and makING $.

Difference between other old appartment is the mgmt issue.. if jmb no good.. not only genting. . Any appartment in kl also sell cheap cheap no body wants. Looking at the newly vped units in kl.. who is making $$ or can cover installment?

Amber Court is an absolute dump. The place is a complete mess. I dunno about Haunted but there are some videos of people exploring the development and it is in super bad shape.

Ria Apartments have just recently had a new coat of exterior paint so i'm not sure if they have done up the rest of the place. Know it was in terrible shape some time ago but perhaps new owners have decided to fix it up. I'm not sure but the new coat of paint makes it look decent from the outside.

But for me I really like Genting, I think the whole area is only gonna get more and more popular.

Pretty decent place. But the reception counter has to improvise. They do not have the capacity to deal with crowd during peak season. Same goes for their Kembali restaurant.

Quota are different for every project.

Bank has risk assessment panel to determine the risk of projects.

The higher the risk, the less loan will be given to the project.

This project is in the high risk category as it's overpriced and buyer may default in the future

There are 5 panel banks, RHB, UOB(70% financing) , MBSB, and other 2 i forgotten

Dont have to be fully sold out only can use up quota. Allocated budget for this project depends on a few factors considered by the banks.

I just stayed at ion delemen last weekend and it was packed. Facilities, food are good.
Talked to the staff and they said weekend normally full. Weekdays is a bit manageable.

Went to the show unit as well but didnt manage to talk to the agent as they were occupied with other people and I need to rush coming back to KL. But the 484k unit all sold out edi. Cheapest now is 500k and above.

I wander how self individual operator airbnb owner gonna work here.
As I think already being monopolized by the management who took up units in bulk and run as hotel concept. Just a simple check on this weekend rate (26 Jan 2019):

Airbnb units rate for studio room at RM400+ not yet include the service charge / cleaning fees and no breakfast.
Hotel concept rate for the same size room (studio) is only RM330 include all taxes already and come with free breakfast for 2.

The question is what are the numbers?

It seems, currently there are over 20 hotels (4,5 star) in KL & pj are for sale. If hotel income is great, owner is unlikely to place in the market.

Great for you bro. My agent tried uob and then ocbc. Took too long for my liking and finally gave up. Maybe not fated to purchase this property 🤣. Now with the good news from genting so this should be a good buy

I think 2 different product. Ion Majestic is a 5 star hotel based concept. Windmill is more for residential / home stay where u can choose to manage your own.
Location wise one is at mid hills and the other is hill top.
If the developer managed to deliver what is promised. .. then ion is a better buy.
