for the 1st 3 years GRR will be 7%. Third year onward will be profit sharing basis 70% for owners and 30% for the company. The profit sharing is the time when the owners can expect a good return. I visited their early phases which is known as ion delemen. The hotel is doing really good and fully booked on the weekend. Ion Majestic expected to perform better because the company is learning from problems and complaints that they faced on the earlier phases. I personally think this will be a good investment portfolio . If anyone interested to know better you can PM me, i can intro u my agent. Such a knowledgable and convincing guy.

I got info frm unofficial party that genting and NCT had agreement on the land. None of other developer will be granted permision by Genting to developed project on hill top. I think NCT as a reputable company will worry more on the water supply than us as a buyer. Surely all the basic elements will be sorted before they started the construction.

Source of water supply is not developer's control. After vp, water supply is no longer developer responsibility.

Management company is almost always a separate entity. For reasons, existing apartments are often short of water supply.

I just heard about the project yesterday when I was walking around the mall in Penang. Bought Ion D Element .. considering Majestic now.

Certainly the road condition should be improved. My whole family was very scared during the drive to the current site. I remembered there was supposed to be a plan to get a cable car access from the site to First World? hmm probably i mistaken it for another spot.

money will always have a say over promises.

the first few years no problem due to GRR. It's later, after the 5-7 years, when the real test of your investment comes.

most important is sustainability over the long term. 10-20 years.

ok..what is GRR? if the return is 7% is consider good already since some say in KL rental yield around 4% is good..
so weekend only fully book? is it enough to cover the cost for the weekday?
me no la..no $$$$ even to pay deposits

wow consider the location is away from KL..still on the high side right??..KL downtown only fetch around 1K but some other places like ara damansara can fetch around 800++...don't know how they evaluate the per sqft price...
