My agent told me I still entitled for cash rebate either furnished or unfurnished. The difference, if fully furnished cash rebate RM23K, if unfurnished RM50k-60K. This is for type C 650sqft unit.

I'm confused now.. LOL

I guess what he/she meant for the fully furnished cash rebate 23k is the total cash rebate like booking cash rebate, view cash rebate and some promo cash rebate?
for unfurnished, if I recall correctly it was only around RM30k +..

what I got is RM8k (view+booking) rebate and RM 7k promo rebate during MCO.. biggrin.gif

I wonder since kenwingston platz is developed under commercial land title, it may affect the unit's syabas bill, tax, etc... Cn somebody advice on this.. is it worth to grab one of its unit? 🤔🤔🤔

Yup... My concern is only extra money i need to work out after living there.. i heard syabas rate in commercial land is 4 times higher compared to normal residential area with minimum fee of rm36.... Not really sure about other tax but i heard it's quite high..

Sadly, no.
It didn't reduce the loan amount.

Can repayment the loan amount using the cash rebate, which in a way reduce the total loan amount.

Yea, I did ask my banker on this,
like straight away throw all the cash rebate I got to the repayment to reduce the interest.
But the interest is still lower if it could straight away deduct the loan amount with cash rebate. biggrin.gif

Usually rebates from the developers all taken from your loan/price tag of the house.

Bro you can always check by your ownself. Don't too over rely on "heard ppl said" sometime it's not true to you.

And yes commercial are definitely higher than residential but if the development are under HDA you are able to convert it become residential rate too. Since if you like the overall, you may try calculate your monthly consumption to check whether you can take this expenses or not. Otherwise you better look for residential title project. (if there's any)

No, for this project, the my loan amount / property price isn't deducted by the cash rebates.
My margin of financing is still 90% of the SPA price..

Last time I approached one of the Sime Darby projects,
they didn't deduct the price / loan with the cash rebates too,
they will transfer the lump sum cash rebates amount to your bank account.
