if you check nvidia malaysia's suggested price, just add around RM150 on top of the MMRSP as buffer, as the minimum starting price for AIB cards (based models). prices go progressively higher based on tier.

judging by the recent blackwell pricing fiasco, likely the 5070ti price will be near (or maybe more) 5k, making the 4070 Ti Super & 4080 Super (with discounts) a better buy (if still available).

since you are building a new rig, your likelihood of getting a 5000 series card is higher as shops prefer bundle.
