I think for affordable or low cost category, no balcony means tenants cant simply throw rubbish out of window and landed on the street.
also nobody can parade their undies on the balcony.

I thought low cost flat in general cannot sold for over 45k per unit.

any price above is mid to low cost flat, including 5storey walk up apartments.

Proton can never sell at merc price.

Even the new proton/cina mari geely with full specs only asking below rm90k. If so good they should start at rm200k or above

its like saying if build one Rumawip next to 4seasons, I should expect my ruma price to reach 3500psf.
