this one by IJM Land right? i read something in the online newspaper, and I quickly went to their sales office in pantai dalam...but they said dunno when want to lauch, dont have the exact date yet..

Their website are giving 10% discount for early bird so most probably the 245k is deducted for DP 10%.

I think lift ratio and how it is configured is more important than units/floor..

Nobody want to wait forever at lift lobby and aside occasionally sound of people walk passing by, hardly ppl will loiter at corridor. As property owner need to get priority right.

IJM dy start offering something similar called deferred payment similar to that of SP Setia's 10:90 scheme and Ecoworld sometime late last year for a number of their projects. Before that, Sunway also followed this path.

Not sure if the other big-name developers like MRCB, YTL, etc. will jump on the bandwagon soon. Only time will tell...

Sales is bad . They took quite long time from marketing planning till now and having difficulty to convert into good sales number. Their initial plan was affected by the soft response, kind of unlucky for current timing.

i already bought one unit low cost house in wilayah few years ago
can i buy this house now? this is really tempting.
price wise is almost similar in that area if compare to Pantai Permai and Pantai Indah.

Those RUMAWIP with car park on the lower levels don't start at first floor. But anyway you can try ballot and see which unit you get. If you don't like just don't proceed with the purchase. If you don't mind older condos can try Pantai Hillpark at this area. For Mont Kiara/Segambut area then Bougainvilla Apartment or Menara Menjalara. All these condos can find under 500k.

Maybe I should ballot and see what I get...worst come to worst just refund back the deposit.

no booking fee la, after ballot, if u like the unit, then (depending on) the developer will give u a small jadual for payment, for example 2% down, then remaining % within 2 mths etc. don't worry, yeah, payment wise instruction always clear geh hehe

not such thing kena banned ker apa, just write to them the reason why u can't accept the unit, then u can pick the next one after the status is changed online. can't recall how long, like within weeks la, much much faster than the senarai permohonan got updated. so no problm at all la, gomen now mesra rakyat already

Oh..I just went to the sales gallery today.

Project haven't launch. Was told they will probably launch it after Raya. It's separated from the township project of Secoya where the condos there are sold around 850k to 1mil+.

The place is near cemetery but it's not exactly facing it. Should be something below...just my 2 cents guess though.

As for ballot or picking own unit, agent says they are unsure yet. IJM will announce after project launched.

Anyone have idea where exactly the project located?

According to Suria Pantai official website it situated at South dip part of Pantai Sentral Park. But according to Google map, in indicate situated at North part of Pantai Sentral Park instead (Behind Secoya *not sure name correct or not).

Anyone been to their showroom can confirm this?

I personally think should go for Kondominium Kiara Kasih instead of Residensi Suria Pantai. KKK is a freehold project in Mont Kiara and RSP is a leasehold project at Pantai Dalam. KKK units come with balcony and RSP dont.

no balcony feels like trap in cage..or box..prefer once in a while can walk n see wide n vast view from balcony, feel like not trapped

As long as it is named Kiara Kasih and not Segambut Kasih and I believe KKK is located less than 1km from Mont Kiara. The bottom line is I cant take a unit without a balcony.

Totally agree! For affordable housing balconies are a big No-No! People will use it as storage area and put a lot of junk there, put ugly grills and start hanging laundry and garbage on it. Bang, in two months it looks like a squatter-camp.

Don’t generalize, not everybody that is buying rumahwip are low educated. For Kiara Kasih most of the people I met during ballot are first time home buyers which are college degree holders who just came out of college looking for their first home.

I agree it's likely most people will behave, but have a look at the balconies in low-cost flats. A night-mare!

Why are we comparing rumawip with low cost flats? I thought those are different segments? I passed by a few completed rumawip projects with balcony and they look comparable to balconies of pv condos. Granted, I don't know what's the occupancy rate of those rumawips, but they are nowhere near 'nightmare'. And since you're comparing, have you look at low cost flats without balcony? They still find ways to parade their underwear by hanging them at the windows or grills.
I still think rumawip buyers should be looked from a better perspective though and not be compared to low cost flats and I hope I won't be proven wrong biggrin.gif

Apparently many people have such mindset.

Perhaps rumahwip or such house owners are even more educated and civilized than those other private projects owners, as mostly these projects are bought by fresh grads haha

Rumawip is obviously not Low-Cost. At 300k it's bearly "affordable". But at the end of the day, you never know how the project will turn out or who will stay there. Especially if many chose to rent out. My point was from a risk avoidance perspective. I hope and believe that most Rumawips will be filled with smart and tidy owners, like you good people in here. But time will show how that actually works out...

Definitely, condominium with price of RM300k is not considered as low cost project. At most we can call it afforable housing in KL prime area. Most of the successful applicants for Kiara Kasih will have to fork out RM30k to make the downpayment unless they manage to get 100 % loan, low cost housing? Definitely not.

For your info, low cost flats in the market today do not come with balcony. An easy way to identify a flat / apartment whether is low cost or medium cost status is to spot for balcony.
If got balcony, then it is not low cost status. If no balcony, then it can be low cost or medium cost status.

all the pr1ma, rumawip, ppa1m some got balcony & some no balcony. so balcony is not an indicator in this case, and l agree, sekali need to fork put 30k is hardly low cost or affordable. those who can no need to look at this range of houses. if not withdrawing from kwsp or personal loan, say if can save 1k per month also must take 30 mths. and for that 30 mths must pray hard rumah tak bocor, kereta tak buat hal, and family members all sihat sejahtera huhu

If one really feeling so hard to cushion with 30k, then it is a real affordability issue. Not encourage to buy as it may not be sustainable.

Yes, I registered but get a 'Tidak Berjaya' reply 1 month later because I already got an offer for KKK.

You should go to ICE / Sales Gallery and submit your document. You can check the project site too 1km from there.

I was surprised too. And I see not much discussion in this thread.

I'm first time buyer still got lots to learn. I don't have 3/6 months salary slips as I just join my new company 2 months ago located at kl.

Previously freelancer, not much commitment in record, only 2 credit cards with good payment record.

Aiming this unit because of the location and fresh air beside mountain, currently staying nearby gasing so already used to this area.

Called to IJM, confirm is 4 lifts only.

For the price memang cannot complain d. Just want to compare few projects.

Just found out Rumah SelangorKu Puncak Indah Ampang but not much discussion.


RSKU@Puncak Indah Ampang
Pros: 850sqt, balcony, less density, 2 parking lot, 176 units share 3 lifts, 5 years lock only?
Cons: no swimming pool, nearby cemetery, location lose to SP, nearby got HTC & Mosque?

SP
Pros: Future PSP development, Nice location (best for me), swimming pool, IJM developer
Cons: smaller & no balcony, high density, one car park, 4 lifts only to share with 900 units.

I want to know sifus here choose affordable housing based on what criteria?


I guess if compare to above 2, RSKU puncak indah more live-able?

Better buy lily Apartment la. 80m to MRT2 station.. Direct access to KLCC, TRX.. Even Faizul Ridzuan (Property Master) said Lily Apartment the best rumawip. Once MRT2 Kuchai Lama completed. The price will go at least 600psf.. Untung RM200K at least..

submit documents at sales gallery at end of august 2018. already call pantai sentral park to accept the offer and he said next month they will inform then is the balloting date.

Its better to go for freehold properties than a leasehold one as you need to apply consent before the name can be transferred to someone else even after the 10 years moratorium. And the 99 years tenure may have already kicked in about 2-3 years ago or even longer than that. It is advisable to check with the developer first.

your 1yr one probably to do with bumi to non bumi or vice versa.

from your language, you are trying to say dbkl will block your sale if LH and also said what 1 yr or more to get consent. WHY you need to say this? have you bought LH affordable housing and it took 1 yr or more to get consent?

Everybody know FH is easier to sell than LH. easier doesnt mean it applies to all category of housing.

have you hear of a case when a bumi bought a subsale FH property in melaka and later found that authority has stamped a bumi lot into his land title? Meaning from now on he can only sell to bumi even FH?

My advise is, go for Kiara Kasih rather than this one. Freehold hardly go wrong. Leasehold does not really matter but still better go for freehold if there are other options available.

You can only rent out yr rumawip to local BUT if you were to transfer to interstate.

The Federal Territories Ministry will allow owners under
the Federal Territories Affordable Housing (Rumawip) project to rent out their units, subject to certain conditions.

Its Minister Datuk Seri Tengku Adnan Tengku Mansor said among the ‘conditions’ under consideration concerned owners who are transferred to another state after purchasing the housing unit.

“We understand the predicament faced and do not want to burden Rumawip buyers. For instance, if they were transferred to Sarawak, the unit can be rented out as it cannot be left vacant.

“However, they can only rent out their unit to locals and this matter will be monitored by the Joint Management Body (JMB). Legal action will be taken if they fail to comply,” he said after launching the “Rumawip Residensi Sentulmas” project and presenting its house keys here today.

He's agent for Kiara kasih, already admit few post back. Btw I used to stay in p.dalam nearby, there is no smell from loji, the loji already converted to recreational park, the loji is now underground. You want to invest just check how much the rent now for pantai hillpark this project neighbour.

The only concern is you might get graveyard view and it's leasehold, other than that it's a good buy.

I thought kasih kiara already fully sold. Why still need to hard sell?

He even encourage ppl buy for flip or rent.

Already mentioned....rumawip are not allowed to rent unless you have been transfered interstate and need dbkl approval and must rent to local in tis event.

No boss, the location is the best. not too near from cemetery. you wont see it from condo.
Use motorbike, 5 minutes arrive to mid valley for sure. biggrin.gif

During this undercon period, developer is the when who need to bear all the risk.

The Chargee owns the jurisdiction. They hold a charge over a property. To be specific, a chargee is a lender of money in a loan secured against property such as banks, credit union or trust company. Just ask loan departments about developer Tiers and that's quite common to them.

Purely bank policy depends on developer Tier, no much rationale for this as many tried to appeal n waive but didn't make it.

I guess non bumis are not really interested in RUMAWIP because some still comparing with PPR and some don't even know the existence of RUMAWIP but still dreaming about buying first property in KL. I went to the ICE gallery last month just to checkout on their development. They said it was fully booked by 300++ waiting list buyer.

At that point of time only few house left.

This RUMAWIP is considered one of the best and already sold out. There was a huge number of applicants when this project was launched. Applicants were screened for loan eligibility and then only were allowed to choose the unit, there wasn’t balloting process. Maybe some rare case got loan rejected but then if there is, those who are on the waiting list will be given priority.

If you went to the ‘only one sales galarry’ that you are referring to which I think is the IJM ICE then there’s no need for them to cheat you. They are IJM staff and not 3rd party SA. I’ve been there so many times and had asked so many questions regarding this RUMAWIP and they answered my every single question, there’s nothing to hide. The application process was very straightforward. You are late, the official application is closed long time ago. Successful buyers have already received their S&P.

Infront of the residensi suria pantai had two type of apartment. Low Cost & Medium Cost. Medium Cost is Apartment Pantai Indah Phase 1. asking price is RM340k at least for this apartment because this area is high demand despite of others talk shit about it.

soon there will be another one service condo and half of town view of residensi suria pantai will be block by that apartment. and if you go to ICE galery u will notice in few years later they will build skyscraper and no more what you so called low cost flat.

please don't just made assumption by what they have right now, you need consider what they will provide and upgrade for future. in 90's .. bangsar south just a forest and now you see what they are..hotel, mall, corporate office, F&B.

residensi suria pantai only take 5minute to go to bangsar south with car and peak hour at least 10minute.

we do not know how high the another building that you claim it will be building on the Town view.

Even who bought subsale pantai Hillpark at more than Rm450K bleeding as mean rental rm1400-2000.

Pantai hillpark is more nearer to Bangsar South proper (UOA development), nicer, not rumawip, bigger built-up..

Go learn more kid about property market.. Even I already bought more than 40 properties also don't dare to brag much..

What i can say.. not everyone have same attention. Mybe 1 group buying this for property game.. other group buy coz they familiar with this area and can see the potential and closer to their office. The other one buying this coz residensi suria pantai provide "rumah mampu milik" new building suit with their max income/budget because they thought why they should buy pantai permai if they can get residensi new building with almost the same price.?

For me, im not making any loss.. because this area closer to everythings. And soon they will build up others building.. and turns to taman eco.

U see original 1st buyer of kondo rakyat who buy from developer just spend only 25k.. now u see how much the market price.. over than 200k.. so if people like u gais dont want buy this property please proceed because there have other people interested with this property. 😊

Memoratium rumawip finish(period can sell) left aroud 77 years.

I was just pointed out to you that if you think this property will hit 600k in 30yrs times, you are making lost at the end of 30yrs.....

please understand the value of money before commenting further.

my uncle also bought a ssl at 9k many moons ago and sold it for 100k many moons later......is he kaya raya now?????? it makes it worse if your sole intention was bought for own stay. you can sell whatever prevailing market price at the time of selling, but what will be your replacement cost then? do you think you will be able to enjoy the 'profit' out of 600k at the end of 30 yrs where mid cost apartment then will cost you at least 600k or more??????

and the owner of car park reported to management,
then later on the motor scratch the car.

1. 2 of my relatives stayed at pantai dlm yrs ago while waiting for their low cost flats completed. I knew very well the relocation condition n the temporarily long houses and how nasty they were. BUT what to do? beggers cannot be choosers.

2. my father also got one low cost 5 storey walk up flat bcos we were relocated also...….

the message just said your bank has already disbursed your loan....NOT FULLY DISBURSED your loan.

usually you need to start paying yr progressive interest only.....UNLESS

you opted to start paying progressive interest and principle after FULL DiSBURSEMENT.

If u have signed snp, then accept what it is but if given choice of course 4 lifts for close to 900 units, u may potentially have problem during “peak hours”

Just back from the project site. The facade looks so good compare to the e*****. the outside color scheme looking even better.

I'm not so interested with this project previously because not very familiar with the area. I used to watch some youtube video of this project before the painting feeling just so-so only. But when I go to the project site, it's just wow.

Nice video anyway zep. There are plentiful of mosques, surau and cementery anyway, for me not a good choice. For others maybe yes.

I am a buyer of IJM Suria Pantai (RIMAH WIP). But I realised there are 2 other properties coming up next to it.

1) AnCubic Botanical ( around RM420000 I think)
2) Circo @ Pantai (RUMAH WIP) around RM300000 i think

rental gonna be an issue isit?
