Dont buy house beside high tension cable@ TNB high voltage cable.

Not only bad for health but also yr property value will not increase much.

Near to the border of putrajaya.
A few housing dev is happening there but yeah its kampong environment abit.

No idea boss..but i guess the hsr line connected to centre of putrajaya?

Sg merab land i tot all malay reserve land..is it including this one also?

Although kampung area, but the city amenities just next door..haha

So mayb ths project is on malay reserved land? Sa didn say its open 4 bumi buyers only so mayb in future can sell 2 anyone? If yes then mv will nt b affected

Ahh yes..
There's case developers swap the land..
Because they really want the land for development purpose...

Previously in Selangor is easy.. But now still same can swap land??. I remembered reading government trying not to do such thing as the replacement land the developers normally give is not strategic & ulu place.. Nobody want it..

If U still thinking which one better.
Of course meranti bcoz strategic location between puchong, cyberjaya, putrajaya. Nearer to Putrajaya sentral, IoI mall, aeon, tesco etc. Just next to 16 Sierra.
Design also more family oriented.
That's why BBB.

Yes, same developer.

Not own any. Just try to give some idea as I already survey most properties around bangi/putrajaya/cyberjaya/puchong/kajang/seri kembangan for investment.

Nt a top 10 developer of cos it doesnt mean they r nt good n their props r nt of good quality, depends on wthr u r a risk taker or nt also.

710k is a huge investment so better do more research

I just went to their sales gallery and found out that phase 1 is fully sold out. Test water and said if want to place booking now also cannot? sales staff replied can but it's for reservation. Any cancellation due to loan being rejected then will contact me. There are several other purchasers queing already. It's a freehold (not malay reserved) and gated & guarded.

The exact place not too far from alamanda..just 8 minutes drive in normal speed..actually the project quite big project under OIB. There are 7 phases and one of them is Selangorku Homes.

There also develop in mixed mode environment..superlink and semi D. I think it is ok compared to semenyih area for those who work in Putrajaya or Cyberjaya because don't have toll and reduce the fuel consumption. =)

Yerp..toll free..the location is beside kolej vokasional sepang..although the name is Sepang..but it still in Sg Merab area. Actually the location is center between putrajaya and cyberjaya..u can go to alamanda or ioi city mall..or u can go to d pulze or somewhere area cyberjaya..the distance to hospital also around 10 - 12km via putrajaya sentral. Personally i think it is ok to have because the range price quite ok compared to semenyih or berangan area (include monthly expenses with fuel & toll).

There are few more home environment such as taman nusa idaman and the latest one is sekata villa (under development).

But this is my point of view only..for being fair..u can go the OIB gallery at Salak Tinggi..i'm not a salesman..i just share my opinion only =)

Ermmm..the area a little bit remote if u compare to putrajaya. But the enterance is exactly in main road. There still got clinic and laundry or shop nearby..but not too near ~ around 2-3 km (in Sg Merab). At sg merab area there much focus on bungalow lot and new project for superlink and semi d. Might be it will growth for the future.

This location to ioi city mall around 14km. Personally i think this project is for self stay and might be less suitable for investment.
