not as i know...i have booked on the first week it launched..until July/Aug they start to push me for loan..but i asked SA they still havent get APDL..so i just cancelled the booking..dont have faith in this kind of hard selling things. They should get everything done only push for loan

Hi, thanks for your message here and let me try to address the issue here. We actually advised our purchasers to proceed with their loan application right after they have expressed their interest in our project and get their loan approved as soon as possible due to 2 reasons:-

1. Every banks have a limit/quota for the EF line given to a particular project. Applying loan earlier gives the purchasers more options and they can get the "best" offer for their purchase. Applying late will leave the purchasers with not many options because some banks' EF line might be max out already. We already got 1 time EF extension from MBB in July and currently CIMB just informed us this week that their limit is full now and we are waiting for extension.

2. Free aircond will be given to early bird purchasers who sign the SPA and loan docs within developer's time frame. Early bird purchasers will be given 21 days from the date we get the APDL to sign their SPA + LA to be eligible to get the free a/c. As we have close to 700 registrations now, we do encourage our purchasers to pre-sign the SPA and loan docs to avoid any delay in the signing of the docs to make sure that they can get the free a/c. We expect the APDL to be ready by end of Oct, follow up loan status and signing SPA + LA for +- 500 units at one go will be a big challenge for us, that's the reason we start the signing now.

You're right that we haven't gotten our APDL and cannot sell. We are currently collecting registration of interest from the client on Aster, we don't even collect a single cent from the purchasers yet, we will only accept booking once we get our APDL. Well, if you don't feel comfortable doing all this now, just talk to us and we definitely will not force you to apply loan now.

Aster has been taking cheques since q1.... Walau apdl so long. When is the cheque dated?

Btw, once LO issued and accepted by borrower, banks already can issue letter of instruction to lawyers, means banks docs can be prepared...as mentioned by someone above, bank docs can be prepared just cant be executed...better go find out from bank first before act like know everything...
