I find it hard to start discussion with potential contractor before VP. I need pictures n visually inspect the actual unit to come out with ideas. I would most likely do after get keys.

Downlights will give brightness but not cozy feeling.
When I need cozy warm feeling, I switch on spotlights.
When I need full brightness, I switch on downlights.

More or less you will know...

Plaster ceiling (if you plan to do), the estimate size can get from layout.

Electrical points, most of electricians will need to know total points to add in order to quote.

Carpentry (kitchen & wardrobe), you may mail your layout to carpentry companies, with your idea (pictures from internet), or they will design & quote you.

That’s how I did...

No extension. Got demolish & wall built up.
About 120K++ & still counting, everything all in...

I plan just use IKEA floor uplight for the cost feel next time.

Depends how you want it to be.
Cost can be reduced for those fitting items.

Just don’t cut cost for wet works, wiring, plumbing.
You won’t know what you get if pay cheap for these.

You have 3 months tax free period, luckier than me.
So purchase or order any fittings or appliances or furniture in advance.

I see... gonna cost a lot to refurbish bathroom.

Be it surface or concealed type, both the incoming hot (solar) & cold water piping are concealed.
So both facing the same risk of piping issues.

Surface type easier maintenance if the fittings problem.
Concealed type if problem then have to hack. Hopefully mine is ok.
Depends on individual preference.

Should be enough gua, depends how "luxury" you want it to be.
If you're not planning to change all the tiles, will be much cheaper.
Try get 2 quotes from wet works, one includes tiles, one without (you purchase yourself).
For tiles, you may try go Buimaco Subang Jaya look for James.

For bathroom fittings, you may search around. I got mine at Jalan Ipoh.
Alternatively, look for Zean at Builders Hardware Kepong, they carry few brands at very good price.

I got 300mm x 600mm feruni tile at the range of RM8~RM13 each.

No idea on extension, mine didn't involve piling works.
Try check this
