It’s not a mispricing of MK, it’s just demand and supply. Everyone say it’s oversupplied.

Ready in Q1 2021. Developer is IREKA which built 1MK, Tiffani, Kiaraville and Seni.

The SA told me maintenance is 50cents psf bcos only 160+ units,
Guaranteed 5 years rental at 5% for first 2 years, and 6% for 3rd to 5th year.

To me pricing is very good. The more expensive you get better neighbours. So we see things differently here.

we can market any project which we think is investment grade. but of cos ppl think we say it's good because we sell. that's normal. everyone thinks the same.
past purchases and current recommendations justification with real transaction data doesn't lie. that's good proof of track record. OR take the longer way, how bout we pick one development which we think the best and review it again in 3-5years time? it's really not hard to tell good vs bad or the so-so vs better ones by checking transacted price of similar products, their rental as of today, and other potentially better developments coming up in the same or similar target tenant locations. the same set of criteria can be applied over and over again on any other developments u could name, parc3, southlink, centura, vertica, parq, inspirasi, era, maxim, razak city, arte cheras, riv, duta park, ...

Years ago nobody would compare MK with PJ which was considered less desirable.

Nowadays PJ can be more expensive than MK like Uptown residences and latest launch Megah Rise.

One has to understand when you see all agents in town talking about the same project, it is a sign of no-go.
That only happens when developers have too many units to sell and the only way out is to appoint as much as ad-hoc agents as possible. Sell it like guerrilla.

"parc3, southlink, centura, vertica, parq, inspirasi, era, maxim, razak city, arte cheras, riv, duta park, ..." most of the projects here are in my no-go list.

I was also comparing between MET1, Parq and Kami.

Parq by UEM most expensive option among the three, next to mosque and IMO you are betting cos its UEM lor...

MET1 nice master plan conceptually but we are talking 15-20 yrs easily and NAZA as a developer (not sure of the build quality). It has a train station connected but its real long term.

KAMI, IREKA which is probably the 2nd biggest developer of MK (1MK, izen, Tiffani, Kiaraville, Seni), next to Solaris but weakest facilities vs Parq and Met1. However the edge that Kami has is the 5 yrs GRR lor... So you are kinda safe for the next 5 yrs after completion (so easily until 2026)

Yes almost everywhere. Mk always give good rental rate But also started to collapse liao.

One of the key investment now is look for which area has more China pipu stay.

Last time is japanese village, Jpop culture.... then korean village, Kpop culture.... now is China village, Cpop culture.

No need data lar. Go check around. See with your eye. In KL got few row of shop already took over by them to do business. Go there sit down Lim teh in china restaurant see the customers type. Kuchai shoplots is 1 of the example. More than 10 china restaurants in a row also ada China grocery shop. Customers there mostly china pipu and china family. Before that the few rows of shops area is sibeh dead area for many years. No pipu go there. Now sibeh Ong because of C pop rooting there.

In Thailand maybe have more. But in kl also got quite a lot and they live in a community too.

How long does it needs to get loan approved??..

Usually one week if you are creditworthiness....

Tis project already launched for 1 yr already or at least 6 mths....80% of bookees still waiting for loan approval????

Macam like cheat young children this kind of excuses.

Longer than 6 mths? While developer just hold on to the unit even thought there are interested party want that unit?????

Pls lah dun give excuses lah

If the demand is outstripped supply u think developer so hor sim wait for 6 months for you to slowly look for bank loans while they are building the apartments without any finance support????? And missed out on possible sales to another potential buyers????

What dont people just admit that the demand is not as good as expected.......

no la MK will never be like cyber. but i agree it's getting a bit crowded here now with so many condo being built.

everyone want to buy cheap cheap. but they forgot after they buy they want the price to go up.

anyway i prefer if prices are high. it solve a lot of problem for pipu like me (and I dare say, pipu like you!)

Last time the sales person said 50% sold & spa signed. Now has decreased to 20% signed 😟 unbelievable.... wow. That’s why they let agencies to market larh?

This project has hundred over units but only 34 units sold with spa while Solaris Parq has 500 over units and slightly more expensive psf managed to sell all?

Of course Solaris Parq is nearer to Publika but how come so much difference

UEM Sunrise is very conservative under this kind of market. It won't be like Publika time when everything launch together and all sapu finish. This year only going to launch 1 development at Kepong and some landed around JB.

If compare two projects, it is obvious which one easier to rent out and better in long term.

But GRR still there to cushion and lower the risk. Good luck

Got an SA that's been bugging me on this property.

Actually want to ask, what exactly makes a building of a Japanese concept?

Looking at the brochure some of the stuff don't exactly look all that different from something you could pick up from your neighbourhood IKEA store.

Any idea why the GRR is higher in subsequent years but not the first 2 years? They are foreseeing a spike in rental rates in MK?? Wishful thinking at best.

Plenty of wooden features??
Jacuzzi or bathtub in master bathroom??

Jap design is fusion with scandinavian and local jap concept....usually plain simple but elegant.

Stonor 33 and lurentia bbcc are both japanese inspired building concept....including interior designing.

You have a unit? I have seen movements though it’s slow. Eg they are demolishing the barriers to the main road to allow access into the compound. They have removed the nettings also
