Yup.
we can market any project which we think is investment grade. but of cos ppl think we say it's good because we sell. that's normal. everyone thinks the same.
past purchases and current recommendations justification with real transaction data doesn't lie. that's good proof of track record. OR take the longer way, how bout we pick one development which we think the best and review it again in 3-5years time? it's really not hard to tell good vs bad or the so-so vs better ones by checking transacted price of similar products, their rental as of today, and other potentially better developments coming up in the same or similar target tenant locations. the same set of criteria can be applied over and over again on any other developments u could name, parc3, southlink, centura, vertica, parq, inspirasi, era, maxim, razak city, arte cheras, riv, duta park, ...

Let's say the 660k landed vs a better located high rise same price. Can the landed rent 3k at least?

Cashflow?
Can it breakeven? If breakeven, your holding cost is kept minimal. You pay for MF and assessment to hold it.
How much negative / positve per month? That works out the holding cost per unit you hold. Meaning the more breakeven or more positive u get, you can buy more units bcos  you holding cost Is relatively low. And that also translate into lower opportunity cost. Cos you are getting sustainable income and hence you entitle financing for your subsequent purchases..

Capital gain?
How much the similar completed landed are selling in the same or neighbouring area?
Let's say you're buying 660k? Is the rest are selling similar price or higher price?

didn't say we are doing charity. Ppl pay us to have the fact not opinions. We understand what customer need and source something suitable for them instead of offering them project on our hands only
