To more precise, it should be walking distance to landed property - cemetery - low cost flats - then only to lrt station.

If not mistaken, this project is about 500m to 1km away from Parklane project or the new project named PV OUG.

surrouded by low cost flat....the traffic is already bad ..leading to muhibbah station. Dont think its a goodspot but the gallery looks good. Any more details?

Indeed, there are many on-going projects there as well.
Although very congested, but BJ area consider one best location surrounded by many major highways and shortcuts. Anyway, no matter how good is that the area will still very crowded during peak hours.
We are talking the EKVE and coming MRT2 construction as well.

Correct. The road to LRT jam every morning due to cars parked by the road side causing 2 lanes become only 1 lane.

i have visited the showroom few weeks back, it was only opened to Mutiara BJ owners back then, its surprising impressive due to the layout, it looks big with only 12xxsqf, i think i took some photos but its not with my current phone, will check tonite if i have any, will then share it here

Indeed I agree it's impressive the design. Very nice unit and I love the unit with lanai. The size maximum I remember got more than 2k sqft. Pricing the headache haha
But this is a luxury condo. Just location.... let's see

Checked it out, the smallest unit 903sqft priced at 634k.....so around 702psf. For a freehold, low density, residential title; sounds not too bad. They have show unit for this, looks very good.

I wanted low floor, so the SA gave me this level 7. Layout was not bad, squarish design; price is a lil high. I have seen PV Oug & Bintang Residence which is much cheaper but the density is 1000+ units at least and got Rumawip n some low cost apartment together. sweat.gif

I stay with my parents in Sri Petaling, so the area i know quite well, you can go many places. Still surveying.

I received a whatsapp from the the developer saying they have Satay Party this Sat. I still considering whether wanna take up the 1200sft or 1500sft. Any opnion?

Perhaps you may raised your concern to them before you final it. Such as any plan to enhance the access road, concern over those under develop land or empty land surround, cemetery concern, any covered way walk to LRT station etc. Better confirm those concerns as price asking was not cheap.

After looking at a few project nearby i really considering to purchase a unit in como. With my budget only i can afford Type A which after rebate the price given by the agent is around 650k. Instead of investment I prefer to take it as own stay.
But my concern is only one cark park given and I am nt sure whether that area it worth this much o nt as from what i see the price is a little bit high compare to others. Any advice?

the lake is sg kuyoh, been filled up for few years d. laugh.gif

i guess it will be a commercial hub , mall & residency with bridge to LRT station.

I checked out this project when they first launched it.
I used to own units at Bukit OUG Townhouse, bought at a time when everyone thought the area was a gone case.

Pros:-
1) Location is good, easy to get onto highways and trains. This can be essentially an OKR, Puchong and BJ property.
2) Good schools nearby.
3) Lots of mature townships nearby.
4) Freehold.
5) Very practical layout, clearly designed for Asian rather than Western (or wannabe-Western) occupants.

Cons:

1) Less than desirable neighbours, industrial area, PPR, high density condos and also some remaining squatter colony (think this may have been cleared by now)
2) Price. Kind of pricey considering how little PV-OUG cost. Rental value is crap around that area these days.
3) Narrow access roads. Busy too. Infrastructure would be overwhelmed once all the condos in the area are fully occupied and more to come too especially the one beside the Bukit OUG Condo.
4) Unknown developer, they did develop the townhouses next to this development but other than that doubt this developer has any experience with high rise.

Overall, its a good place to buy if you can afford the price tag and you just want a place to call home. Definitely not a place to buy if it is for investment.

This site the construction seems to be very slow..if u take a ride in MRT there which can overlook the whole construction site. I saw only a handful of workers there working only. Those who bought better take a look at construction site there

Yup, but luckily action have been taken just very recently.
At last, after change government it works, previously all neighbors around in Mutiara BJ have been complained for 8 years and not action was taken.

The land was rumored to be a recreation park, but since development of Bukit Jalil City / Sport City and Old Klang Road, this piece of land together with the TUDM Kinrara land seems very strategic and worth, at the moment nobody know what future for it.

I hope the previous monorail will be revoked or replace with new lrt line, as OKR really need it with recent high influx of residential properties, this spot also connecting Midvalley, Sunway and future Pavillion 2 together.

Lrt sri petaling line can see the whole site from above, no one is working there when i passed by actually, not even one machinery there, though there are few foundations there but with big pond of rain water, not sure if it's been abandoned.

I am not a buyer but if the shops are managed by the developer themselves it would be a lot better. I would prevent if the shops are not managed by Developers as there won’t be any control of the types of shops that will be operated there.

Spoken to sales representative, according to them, the shop lots are not sold to owner, which means the community can decide who to rent to. This is something good to the environment.

Any property Sifu here could advice Como project? There is alot of information from 2017 and 2018.. Any update for this location? Visiting their showroom last week. Planning to get one unit. But after all the Pro and Cons, it make me think twice. Nowadays very hard to get such a size for Condo.. All the condo now build below 1000sf.. saddd

Depends ultimately whether you are buying for investment or own stay. If you are buying it purely for the size yes you get a lot of space for the money but later on you will be paying for it through your maintenance fees.

I wrote my take on this 2 weeks ago.

Ultimately if you need the space then this is a good one to go for at this price level.

Based on the probability deduction given the location 600mtrs from Muhibbah Station and 900 mtrs from Alam Sutera Station, it would be the land next to Como.

"Sterling Paradise SB had previously signed an S&P agreement with Meraki Land SB to acquire 47 parcels of freehold land which come with an approved development order measuring approximately 11.8 acres in Mutiara Bukit Jalil"

como has very nice layout options - u shld go to the sales gallery to see the showhouses, recently they have finally started pilling etc aggresively .. however, there are lots of options within that area as well ...

Ya.. The reason I'm attracted is to the low density and size. Many properties around it are high density 👀

But the low cost & cemetery near it is 🤦🏽‍♀️🤦🏽‍♀️🤦🏽‍♀️

if i were to choose - the cemetery is not an issue because it is a very small plot that is most of the time unnoticable ...

low cost also won't disturb me ... however that area although with much routes and exits, is very high densed and traffic ... but which roads isn't nowadays right?

anyway to take note that the area around it - awan besar underpass bridge and kinrara industrial area are slightly prone to flood during heavy downpours ...

good point - especially when the track is facing a sharp bend precisely beside como, i suggest you do an actual survey and stand there to hear it out yourself, it could be bearable? perhaps choose alternative unit away from it.

Got money then change to soundproof windows for better living. From my experience at least 90% soundproof la if get a good one.

Nice layout, big size, amazing facilities & freehold + residential title. I bought a unit there. It's quite low density, good for ownstay. There is extra storage space at the carpark too.

I recently signed S&P as well. Hard to find such low density + good layout in the market nowadays.
Surroundings may be a downer but I'm buying for own stay so layout and accessibility is more important to me.

Plus Sunway decided to buy the land there to develop so I'm sure they somehow see potential there.
Hopefully after Sunway comes in next to Como it will brighten the area abit 😆

The sales agent told me the completion date will be December 2021 when I was visiting the sales gallery around 6 months ago, but today the sales staff told me it will Q1 or Q2 of 2022. Is the progression of the project delayed?

It's not sound proof windows. Just tempered glass window.
However it's good quality one.
Anyway, along the existing LRT track there is the sound barrier (it's dark grey panel) which reduces the sound.
In comparison, units in Citizen Old Klang Road literally next to highway and Parkhill Bukit Jalil literally next to Bukit Jalil LRT station
Both didnt have any improvement added to the the windows and still staying.
Citizen one more sound due the higher car speeding higher and frequency traffic on the road compare to Parkhill Bukit Jalil.
You may ask around even Petalz or D'Sand Owner thread compare to Parkhill Owner thread which one sound higher.

Well, what I point point is the fact and statement.
Since this is an under construction project, one currently will not understand or know what's surrounding sounds by the LRT or highways.
I just suggest that one can ask owner thread about the sound since the projects are completed and nearby the LRT station and track.
If this is case, the better comparison would be Bukit OUG Condo since next to Awan Besar LRT station and along LRT track.

Guess that depends on individuals whether you think the location / design / status is worth it. If you dislikes the location then irregardless of the price you'd hate it.

Sunway recently brought a land nearby there, hopefully it brings some good news.
Bukit Jalil is oversupplied, but the surrounding area as a whole is very exciting as well because of multiple boosters coming, like technology park MRT2/new highways/technology park 3, but it takes time of 5-10yrs, if investment better buy off from lelong could be better.

Como wins in terms of location and layout, much easier to exit to Bukit Jalil highway just before the bend. I see maintenance fee is about 0.90 cheaper than Exsim. I think the future value Como is brighter too with Sunway mix development land next to it.

Exsim wins in having more rooms for the same 900+sqft layout.

I think for those who are uneasy with Low cost around, may like Waltz. And its merit being able to move in without more waiting for vp, on similar option low density, freehold and residential title.

Probably the contrast will be Owners spending more when VP on interior as Como is given quite a number of furnishing whereas waltz is a bare Unit.

And 1000sf 3 bedrooms layout in Waltz is about RM 1mil (about 900psf) and with this price tag, you can get a larger layout 1500sf to 1700sf, 3 Bedrooms also (it's only about RM 700psf).

I don't have further details. 11 over acres of Land is a public knowledge of Sunway ownership and I think if not mistaken in this group someone has posted it also. The sales agent in the Como gallery will also revealed that too. The development is probably only be possible in the near future.... In my personal opinion la.

Eh, things and property will continue to be more expensive I think... Just the nature of inflation rate and the monetary policy by BNM... Money printing and all that. purchasers are sitting on pretty strong grounds to challenge for LD.

the mco extension is a different matter altogether and is going to be tabled in july.
once gazetted it will be applicable to all projects across the board with a standard extension of handover duration.

Haven't come across any, the only one I know is Marquee and that is leasehold and quite deep inside puncak jalil.

Was just responding to the earlier comment that says 1 million should buy landed, so I mention that landed would depend on the location.

They're only planning to complete in 2H 2022 now, at least that's what i heard from someone who bought it and the sales agent.

Another sales agent who was trying to sell me the Waltz said that he heard that Como may have cashflow issues, but of course it could just be a tactic to get people to buy Waltz instead.

Not much progress as far as I can see. I was actually very interested in this condo due to the layout and discounts they are offering. But as you mentioned, there is very minimal progress since the launch 2 years back (if not mistaken). And they were originally supposed to complete in 2021 according to property guru, now the SA told me will extend to 2023. Even so, there should be some progress by now (Tropika also going to complete in 2023, but they have constructed up to Level 2 carpark). So sense something fishy going on, scared that it may be abandoned since the sales is quite slow also. And this is the first high rise project of MerakiLand. Ppl usually say better to buy from a reputable developer, or at least some developer that has some track record of its previous project so that you can do some study on. Putting all these into consideration, I decided not to buy COMO in the end.

Was strongly considering this for an own stay property for quite a while, but the latest developments since the MCO and the continuous pushback in the completion date is quite worrying, removed it from my shortlist for now, unless I can get clarity that the project is on track and site progress can be observed.

But, if not mistaken you looking for big sizes or dual key right? Skyluxe quite small for your preference and no dual key if i am correct. The current asking price still high at 850-900 psf. Impressive building but internally, really so so.

Yes, no dual key for Skyluxe, beautiful facade and main entrance. Gonna go take a look at Waltz next week. Not in a hurry anyway, awaiting for bargain hunt after maritorium period over in Oct.

Went viewing at GENKL & Waltz today. Thereafter decided to pop by COMO. Before turning into COMO office, took a glance at the site but still there's little to no progress tentatively. Upon reaching COMO, went straight to dual key show unit, rather impressed with their space allocation, the layout is one of my favourite.

Asked salesperson why the long delays with not much progress on site. Was told firstly due to slow take up rate, however they managed to hit 35% this year. Expected completion 2023 with about 6 months delays due to MCO. Ask when stage 2A can be completed, he said targeted end of 2020 but nothing concrete because foreign workers issues. My wife love what she saw at COMO but there's still reservation based on the progress.

Upon reaching COMO, went straight to dual key show unit, rather impressed with their space allocation, the built up is one of my favourite.

Asked the salesperson why such a long delay and not much progress on site. Was told firstly due to slow take up rate, however they managed to hit 35% this year. Expected completion 2023 with about 6 months delays due to MCO. Ask when stage 2A can be completed, he said targeted end of 2020 but nothing concrete because foreign workers issues. My wife love what she saw at COMO but there's still reservation based on the progress.

If you look at the earlier sales brochure completion was supposed to be Q1 2022 and if it is 2023 then it seems like its a lot longer than 6 months.

In terms of the layout I think its really impressive too. But concerns about their ability to complete has let me to abandon that idea.

Yes, indeed. This developer really planned the layout well.
I was there last year Aug and attracted by the design as there not wastage of space, at least to me. However when asked about their progress, the person in charge told me that they not appointed main con yet during that time, so at the end decided not to go for it.

I was strongly considering it too at one point in time, however I was afraid of any potential completion risks as nothing seemed to happen on site after a long time so abandoned the idea.

The unit designs were really nicely done though.

I don't see anything happening at this piece of land at all ... never ever see a project totally stalled for so long, even Platinum OUG 80% completed.

Honestly i'm having the same thought. Platinum building method is different, if you see their construction, it seems like using modular construction system (MCS), like lego, stacking up only, that's why their progress always quite fast. But as what i see, their exterior wall is like that la, inside seems like is masonry wall as they mentioned in their spec

and if you are referring to pile testing, probably that too were done.

but when dealing with soil and things beneath it, it's always anybody's guess.
imagine a big piece of land and merely poking a few holes in the land to "determine" its character, it's only a best educated guess at most.

heck even klcc was relocated before due to the soil condition.

who knows maybe deep down there is an underground stream? well whatever it is, good luck to all parties involved in this project. developer, consultants, contractors, purchasers, etc.

Just go tribunal when time comes.

Developer responsibility to check ahead and moreover so many red tape need go thru before issue APDL. Highly doubt is ground issue cuz if not suitable either one would have stop it ahead before APDL issued. Unless undertable sign-off or multiple agency sleeping. Which is a big issue not only for Como but for all condo that build during the same period. Either one collapse and life loss then only probe and blame game.

I believe is stalled due to bad sales at wrong pricing and no deep pocket to continue + covid + material price in 2017 compare to 2020 is almost 2-3 fold. Small developer can choose to wound up cause it’s separate legal entity. And rejoin the game few years later.

piling problem to be exact. Piling wrongly done. Whole project is screwed up. If want more info, better ask purchasers of this project. Btw, this is a very very new developer...construction got problem couldnt say totally unexpected

if piling is wrong...it is not quite possible to build accordingly to the approved plan without major amendment. and each pile costs alot of money

47 parcels was previously Mutiara Bukit Jalil landed lots. Should be call Phase 4.

When press release on 2019, Sunway brought Bukit Jalil land, GDV was based on landed.

While base on the land clearing activities now, it look like they will be building high rise. GDV will be different, most likely they get approval to convert landed to high rise.

You may drive over and have a look.

Z Residence last time sold at 350psf… and it feel like 700psf property for today market… Casa green sold at 450psf with practical layout, decent car park size, generous facilities given…cannot complain much with the price

Went to the site few days ago, Sunway Flora project is located next to COMO sales gallery. on clearing land stage and start seeing some piling machine standing by. Btw, is COMO going to be revive?
