this is 560psf++ right? as long as the buying continues, then good times for the developers. one thing though, this area will not be mature even after VP and ull have many terrace houses with low yields to compete with.

No point sell ex apmnt n sangkut cant sell become part of unsold prop stats. Affordable prop below 500k is d trend now. Ladt time ppl still buy props above 500k dono y suddenly ppl become poor cant afford these props?

Just called up the sales gallery, given information as below:

APDL expected to obtain by Feb 2018, completion 3 years from SNP signing (2021).

Tower B launch first (3 sizes), SA mentioned 7% rebate, free SNP + loan agreement (MOT ownself pay)
- 657sqft: starting from RM421k (before rebate)
- 857sqft: starting from RM500k (before rebate)
- 949sqft: starting from RM600k (before rebate)

Take note that whole twentyfive7 project is leasehold and under Telok Panglima Garang.

expensive pricing. landed so weak sales of 30% only. even the landed can't sell wonder how poorly the condo will do. despite free wardrobe and kitchen cabinet, still excessive pricing. 140 units per acre. quite dense for a raw location.

Developer staffs said the landed houses are almost sold out already, left some of the intermediate units only.

Should have checked this thread before putting in booking fee.... paying about 708 psf. 3 car parks, 1001 sqft, 3 bedrooms. Definitely only looking at this to appreciate in about 10 - 15 years.

Landed in general will also be tougher to rent out, no? Especially if it isn't in key areas, such as PJ or KL. Yeap, will be tough upon VP for the masses, but for those who know the game, should be OK. And over time (mid to long term), it will be perfectly fine. Just my 2 cents.

can use semenyih soon to be VP flats as a comparison although there is more raw then here and this still has KK within reasonable distance.

landed rental here quite low still so highrise will struggle if no major additional USP.

Friend recently bought a top 10 developer high end subsale condo - low density, furnished, connected to good mall, near MRT and 3+ major highways in damansara.

Can't imagine paying much more for Kuala langat. Even trio in BBT area is a much better bet at a mature location with much lower price.

the area indeed getting more vibrant than ever together with the TPG side... pricing reli subjective dy... but the project itself seems fine... even parque also can sold out... this one should be not an issue as long as they package it well

and landed rental stocks are not enough now... alot of demands for renting a unit here... and of course alot of own stayers here, thats why the rental supply not that much.... my fren get call everyday asking to rent a unit...

Pretty good for a sankala TPG as many people like to say 😁
if there can be a small build up of expat community it would be great, we already have good environment here and international schools, a big beautiful soccer field, commercials are coming on fast and a decent grocer in Quay.

If VP my unit got good demand I also kasi rent and buy another 😁

yea for a young township... its heading towards a good direction... just add one more hospital in here... then its perfect dy... the rest of the industrial and commercial will also come together later on.... and of course need more access to highway to ease the jam issues also

Yes it's almost 2023 but the price of the properties are still sky rocketing. It's not easy to find a service apartment with RM300K with below RM1.5K monthly installment.

Plus it's freehold with multi-level security system.

That's right. I don't know about you but I personally are fine with property price starting from RM380,000 and monthly installment below Rm1.5K. The property agent told me their practical layout for open market is 668 sqft (2 Bedrooms, 1 Bath) & 850 sqft (3 Bedroom, 2 Bath), SAMM: 550 sqft.

Looking to rent a unit at Amber, and have heard of a couple complaints about the management - Especially on the aspect on parcel reception and food delivery.

Does anyone have any feedback on how is the process like at Amber for either case?

Update 11th Feb: Been to the area and spoke to some guards/residence, found my answer. There's no area to leave food delivery/parcels unattended so you'd need to be present when it happens - Unfortunately this also means living in Amber is impractical for me and my family and we have ditched the plan to rent there.

Fortunately does seem to be one of the key points to be raised during the July (?) AGM/JMB formation, so hope all turns out well for the residences there

No flyover for sure. Instead, they are doing a traffic light system instead. Unfortunately, although completed and was implemented few months back, it has now been deactivated and it's back to the usual jam at the roundabout during peak hours.

Within 2-3 days after activation, local residence made a big hoo-ha about it. Hence the reversal.

Hmmm weird. Because :

1- If it is working, why are the residents againt it, and
2- Like so hebat the residents there, that they can reverse the decision made by local council (you know la how local councils can be very very very slow to work)

Yes this area no public transport and no direct highway access. Even semenyih much better.
