this is 560psf++ right? as long as the buying continues, then good times for the developers. one thing though, this area will not be mature even after VP and ull have many terrace houses with low yields to compete with.

expensive pricing. landed so weak sales of 30% only. even the landed can't sell wonder how poorly the condo will do. despite free wardrobe and kitchen cabinet, still excessive pricing. 140 units per acre. quite dense for a raw location.

Even at 500psf its OK only given how raw the location is. buy for ownstay also kantoi cos will have to write off the value of the condo upon VP.

Wonder how the thousands of condos in this part of the world will survive upon VP as the landed is struggling to rent out.

can use semenyih soon to be VP flats as a comparison although there is more raw then here and this still has KK within reasonable distance.

landed rental here quite low still so highrise will struggle if no major additional USP.

how much is the nett price psf now? with all the discounts now and if it has dropped a fair bit then maybe OK. anything above 530psf is recipe for depreciation.

Friend recently bought a top 10 developer high end subsale condo - low density, furnished, connected to good mall, near MRT and 3+ major highways in damansara.

Can't imagine paying much more for Kuala langat. Even trio in BBT area is a much better bet at a mature location with much lower price.

For this condo n parkue it's all about capital preservation. In this case both will see heavy losses in the subsale market.
