Where is the actual site? Saw some earthwork is being carried out next to desa damai? Is it that place? Or is it is next entrance of emerald hills instead of the current entrance at taman desa cheras there?

Owh then it is the actual site..last time being a place where people trow rubbish infront the old hoarding because the site was full of bushes for a long time..

Btw, i like inp development, always low density..but donno bout this project..thier new sales office next to damai citra still not open for public yet

Ahh, this place. Just at the back of those old and run down shoplots. But if I'm not wrong, the land is much lower than Damai Budi right?

The whole Alam Damai is leasehold but Desa Cheras is freehold. Emerald was part of Desa Cheras

Passed by federal highway these few days and saw the advertisement on this Cemara Damai Residence in Alam Damai displayed on the bright electronic display screens that were hung on the street lighting poles in the middle of the road. If the location is as shown in the sketch above, it is surely very near to PR1MA Alam Damai, perhaps less than 1 km.

Does anyone know what's the build-up of the area and price like of this Cemara Alam Damai apartment? Location seems to be good, away from the busy main road and on a less busy road, surrounded by the landed properties mainly double-storey houses around the area.

The apartment is located just next to the rundown shops of Desa Cheras. It is near Pr1ma Alam Damai.

I see. Not too sure about the exact location. My understanding is the rundown shops and old single-storey houses and low-cost apartment are further beind the PR1MA apartment. The Cemara Damai apartment looks like it's located further out from these run-down areas, closer to the double-storey houses. I could be wrong.

Not interested in this development so I wouldn't be going to the I&P Sales gallery to check it out. Just curious about this new development and the selling price of it.

I have some pics from the show room, sorry 1 image was taken from a bad angle.

The project is : Leasehold
Booking Fee is : 1k
Low Density
Location wise is excellent, as long as you dont get the ones facing the run down shop lots near Emerald Project.
Anything lower than 12 floor should be okay for that side , but facing Alam Damai Landed Houses, doesnt matter what floor you get as the view is excellent.

I must add this place is really green and shaded with lots of ppl jogging in the morning and even into the night.
And you can avoid traffic by using the alam damai township road and exit at OCBC near the Altitude Condo. So early morning traffic can be avoided up to that point, which is an exit itself.

this one macam leasehold... cant even compare to EH already... price should be cheaper than EH alot... considering the design and the land title...

According to SA, starting price is RM400 psf, EH starting price is RM460 psf (if I'm not mistaken). Both are offering similar basic units, with only low height tiles for kitchen, no water heater and no aircon

justifiable given they are leasehold... smaller land size... normal dull concept... facilities above the car park levels..

for same size... the total price should be more than 100k difference...

This project is about to be cancelled.
Sales has stopped and showroom is closed.

Showroom sales personal are clueless, been a few months.
Development has also halted at the construction site.

Hi anyone know what happened to this project? Passing by this condo yesterday n i saw all tower crane n all the construction works empty. And its just halfway progress based on the level completed. Issit bcoz due to poor sales since EH is nearby n is freehold? I dun think is financial issues since the developer is reputable SP Seti

heard refund to existing buyers.. Maybe sales not good.. if not, need compensate according to SPA.

Maybe re-branding or price to reduce. Construction has been stopped. Need to revamp not easy as base ready built.

From the last time I heard it had poor sales as mentioned by the developer
They are mutually terminating the NDA
And returning the financial side ( loan , interest and so on) and also giving a certain percentage for all the trouble.

It seems what they are giving is seriously peanuts.
Merely a few percent and they are using lawyers to quickly settle the issue.

They want to break the condo down to the parking lot level and then rebuild it back with a new design and new branding
So I assume new name , new size , and other things included.

I&P turns out to be a shitty developer. A failure in the making
Unsure if the new condo structure will be good since they are building it from parking back

Feel sad for the buyers.
Still doesn’t make any sense that it had poor Sale as the location was really good.

pricing is the main problem... they selling as expensive emerald hills... but they are leasehold and just an ordinary condo without anything bombastic... emerald hills give you whole township feeling with alot of landscaping and space for buyers to enjoy... so when comparing both side by side... I sure buy emerald hills already...

emerald hill 650psf,yes seen like abandoned, last 2 days, i just visited emerald hill sales gallery, the environment really super nice. Hilltop development, free hold and somemore residential title. 23 acres open space for facality with total 47 acres development. Nice to grab a unit for own stay
