That is true.. I m used to MRT in Sg. Everyday mrt to work. Only weekend drives and when my parents I'd here. Basically my car is like weekend car even it is not weekend car plate.
Malaysian in Malaysia are too pamper with private car.

It all depends on the main contractor. Developer only governance of the project but main contractor past records is very important.

819sqft is consider a bit compact. Suitable for 1st timer and small familly. The 2 rooms only can put super single bed. Other than that you will need to build spend a bit of carpentry to store you items.
I bought 819 sqft as I'm lazy to do house cleaning for bigger unit.

600+ unit is a common quantity to sustain a good facilities in a Condo. Low density below 400 usually management fund will be exhausted after warranty period. For the birch I think is is build for new generation affordability and conviniences. Individual preference as majority now preferred smaller unit as no time to clean.

Just look at the price photo in the previous page. You minus out 10% from the listed price due to hoc. After that minus another 10% from developer discount. Last is minus Rm30k cash rebate. U will get the final price.

It was launched first. Then followed by block A. So no surprise B is higher demand. Block B was launched about a month ++ ago.

Loan stamp duty have to pay and claim back later from gov.
Free aircon is printed on brochure only not in spa as well. I think should be fine. Only dunno which brand they use.

You will still need to submit conversion form to residential tariff after the developer submitted it for you.
