QUOTE(DesRed @ Dec 3 2019, 09:40 AM) As in you have to go to the nearest TNB station to get it converted to residential, right? I know for a serviced residence unit I purchased at the beginning of this year, the developer staff mentioned that I have to do that. Yes you still need to go to the TNB office to do it.

QUOTE(dino5aurus @ Dec 15 2019, 05:55 PM) Anybody knows whether the type A1 unit is still available? Is it possible to get everything done and sign s&p by 31st December to take advantage of hoc? Now till 31st december only 11 working days left. Plenty for you to choose for A1. A2 totally sold out. I believe you still have time to take advantage of HOC. lawyer will be able to backdate max 14 days. Just have to be quick.

QUOTE(GeminiHeng @ Jan 22 2020, 12:07 PM) actually, MRT2 has 2 phrases, 1st phrase at July 2021 2nd phrase is January 2023 but I think the birch can complete before 2022 july.... Impossible before July 2022. The interior will take times to complete and CCC application around 3 to 6 months. By the time you take you keys, defect rectification you will still move in around Q1 2023.

QUOTE(kimmy8877 @ May 14 2020, 01:06 PM) Hi, I've booked a unit myself pending bank's approval for loan. Would like to ask, most of the buyers of the Birch project are majority of what races? Does it matter? Mixed race is good lei. Malaysian Rojak ..so will have Malay, Indian, Chinese, and Others. Most important is people staying there not funny behavior. All good neighbors. I also bought a unit as vacation house due to the location.

QUOTE(DesRed @ May 24 2020, 11:19 PM) I think it really depends on the respective project's JMB. I recall The Reach @ Titiwangsa have very strict criteria for tenanted units such no AirBnB and short-term tenants. They prefer long-term tenants. The facilities floor was rather quiet when I paid a visit to it a year ago, though. Scenaria @ North Kiara, on the other hand, the JMB/management aren't too bothered on that. So as a result, there are many investor units which are tenanted to foreign workers and sex workers, plus some rather uncivilised Kepong folks there. I suspect that these investors scraped the bottom of the barrel just as long as they get some income. Don't expect them to last long and will get auctioned off to more stable investor/own-stay owners and the quality of the residents will improve eventually. Other than that, I don't think I hear much from other project's management/JMB method on handling investor-owner units. The Reach@titwangsa is a residential title. Airbnb is not allowed under residential title. The Birch is under service apartment title Airbnb is allowed from legal point of view. I believe The birch have good mixture of own stay and investor. Many young families.

QUOTE(chicaman @ Jun 2 2020, 04:24 PM) Im overseas now, If the price is right can consider, if the price is not right or all the so called good deal being snatched up. So be it, HOC means nothing to me. If I want to invest, I invest whether there is HOC deal or not. Simple as that. So many choices out there. I bought my unit via WhatsApp also with SA. No issue. Just do your research via Google satellite and etc.

QUOTE(trust4you @ Jun 10 2020, 10:40 AM) this place majority indians u can look at population of court 28 , and pls airbnb during thaipusam, rest assure u cannot sleep for few days Honestly a location will not have high appreciation capital value if only dominated by 1 race. It has to be be mixture. I believe Court28 and Birch will change a certain % of the landscape. Do take note near-by doesn't have PPR housing as well which is good. Festive is not an issue. Take it as a blessing to the area. Most important is safety and convenient. The birch is definitely not for high profile investment. If you want high profile project wait for UOA project nearby if you have the budget.

QUOTE(chicaman @ Jun 12 2020, 10:35 AM) Enlighthen me, how MRT2 landscape changer? MRT1 adoption also low MRT2 causes more property lelong in 2022 onwards MRT3? hhaha for what? Millennium generation seldom take drives now. If you want to stay in metropolitan City, public transport is the only way to go to avoid jam. Mrt2 nothing to do with property lelong. If you studies economy, you should now it takes about 2 to max 3 years for market to pick up. If you look into current situation, every country is trying to open up the market despite covid-19. Malaysia currently still encounter highest property hang in the history of Malaysia. So definitely no bull run properties. Over 30k units still hanging. That is 3x more than normal situation to create the property bull run. So don’t expect any flip kind of scenario also. Just buy what within your ability.

QUOTE(LoTek @ Jun 12 2020, 12:31 PM) The only reason mrt=lelong is maybe because someone bitter must have bought some very overpriced mrt project lol. My mrt 1 property might not be the highest yielding in my portfolio but its the 2nd easiest to rent out, losing only to my klcc studio. I like your statement. Got people sour grapes. Hahaha

QUOTE(GeminiHeng @ Jun 12 2020, 06:57 PM) If MRT cause lelong.....then those without MRT will lelong even worst.... Also, why MRT 1 utilise low because it's not connected yet, it's a chicken and eggs question, in fact, the more convenient it is to use MRT or public transport, then only the more people use it. Not that the more people use public transport then only you build one.....Simple as that. Exactly... Looks at Bangkok, Tokyo, Singapore, Manila once population reach x numbers, Netizen will automatically take train to avoid jam. Once met masterplan completed, I sure more people will take public transport as it is cheaper and faster rather than stuck in the jam.

QUOTE(lololkangary @ Jul 9 2020, 09:37 PM) It's under commercial title. Drop me your number for further discussion. As long as 70% residents agreed to convert it to residential use. Management can do the application for individual water meter. As for TNB you can apply and convert it to residential tariff.
