Quick shootout between Rica Sentul and The Birch
- 473 units (2.31 acres) in one block versus 681 units (1.8acres) in two blocks. The Birch density is considerably higher (378 units/acre) - 5 + 1 lifts versus (79 units/lift) versus 6 + 2 lifts (85 units/lift) - Both are freehold and almost similar locality - Bare units versus aircon/water heater provided in Birch - Façade wise, Rica is better with sky garden breaking the façade. - Rica Completion early 2020 where Birch completion should coincide nicely with MRT2 operational in Mid 2022. - Rica has sky garden, rooftop facilities where else Birch has Olympic Length Swimming Pool - The Birch main lobby artist impression is luxury.

No different living in Singapore and in Selangor where total population about the same but Singapore is much smaller (to be extreme). Unless... You enjoy living like a sardine.. Obviously high density doesn't matter.
