From the responses above, it seems like even numbered units come with 2cps for 3-bedders. Odd numbers only get 1cp.

But I agree with heavensea that 2cp is a must for this unit configuration.

I recall a year or two before GE14, the gov't passed a law that 1,000sf units must come with 2cps minimum. With the current trend of reducing the size of the 3-bedders to below 1,000sf, I wonder if certain developers are doing this to skirt around this requirement to save costs... hmm.gif
*
EVEN FLOORS. Not Unit address number.

You can wait for the NEXT Tower launch, i'm sure the 2cp units will be clear off very fast too.
Get ready.

If can afford that 30k top up, why not..
Extra cp is important no matter in term of own stay or investment.
It's an extra cp of total 2cp, not 3 or 4...
*
Never doubt the importance of car parks. blush.gif
Just that there are also a chunk of people doesn't need 2 carparks.

But still to resale later, more cp is better... Now maybe 1 c.p is enuf but when u rent out? Or when u get marrried or wife getting car to fetch kids?? End up illegal parking outside condo? So if can go get those project with 2.c.p for each unit, less chance for illegal parking...
*
This is why 2cp units are fully taken in 2 weeks time after official launch.

1 carpark is must! (To pass authority)
2 carparks is good. (Best is side by side)
If got 3 carparks even better.

There are 2 carparks available on next tower, or eye for drop out units (but need to be fast as it is rare for 500k price range)

Hence, register your interest early.

Is type C suitable for rental?
*
Rental best is A2 and B
C for own stay, the "+1" is a store room, with no electrical points.
Of course, you can modify the electrical points yourself during RENO.

Define your purchase purpose.
Set your priorities ranking.
And work out from the list.
There is no PERFECT properties.

If you are searching for 100% perfect prop, I am sure you will end up with an inferior ones.
Why? Because your energy and time has been depleted after humongous rounds of searching, at the end.. you just simply whack one.

Back to topic, The Birch KL,
MRT 300m, KL City Freehold,
6km to KLCC, 4km to Publika,
selling from rm580 psf nett.

1st tower 75% booked, 68% signed SPA
2 Carparks sold out (all signed spa)

2nd tower launching Mid of Sept

This project was pre-launch on mid of July, Official launch 3rd of August.

Ya lor, when u say zero down i feel shocked. Hardly to find true zero dp nowadays, most still need to fork out 2% to 3% for dp.
Those 2nd tier developer i dont want to mention, as they need to give more discount to attract buyers, ppl will still buy.
*
Having access to more than 30 projects this year 2019,
More than half of them are packaged to be easy startup own or 0dp.
However, banks are extremely tight and stringent this year.

If according to "0dp,easy own packages are no good" theory that some of you ASSUMED,
then property rating is very easy with the inverse way,
just choose those projects which NO PROMO and high startup cost.

For example onechocrane, trx, sofitel klcc? BBB !!

It seen Birch is selling like the hot cake.. What made you to buy this property?
Freehold? Walking distance to MRT? Location? Facilities?
2 towers build on 1.8 acre small piece of land which I think it's cramped..  confused.gif
*
KL CITY Freehold
300m to MRT, 5 station to KLCC, 7 station to TRX
6km to KLCC , 3km to Publika Mont Kiara
Low Density, 680 units (compare to M projects talking bout few thousands)
Below market value (compare to court28 just beside)
HOC 2019 project (Free MOT and Stamp duty)

apa lu mau lagi?

Many developers like to promote their project is low density.. Low density means the owners have to pay high maintenance fee in future.. Maybe starting is 0.30/sqft, slowly will increase to 0.35 and so on...
*
The Birch doesnt have sky pool or fancy facilities, so its manageable, as like some of u said, 1.8 acre only.
Maybe it will be cheaper to 25 sen?
(You maybe i also maybe lo )

Anyhow, maintenance fees is the consensus by the JMB/MC.
So who are jmb and mc in future?

The BUYERS themselves. So you yourself have a part to vote whether to up or down the maintenance fees.

not good strategy. Its meant to be entitle for HOC. People make decision based on nett psf not listed price. If compare mah siao, i'll pick this anytime. Good luck with you if purchase from them. Mah siao product is one of the top Lelong property in msia (could be number 1)

There is no west view,
South view, a2 units are sold out (except loan reject units, which may normally happen in all projects)
Floor lower than 28, will be seeing putra majestik, and with the transpararency of informstion given + site is level8, im sure that every REAL buyer knows that.

What i am not sure of, is the wisdom level of a few "weird intention forummer", they are ill informed and consistently making slanderish assumptions. Lol

True, but one problem. How do they know who or what device took that photo?

There may be 2 or more ppl who could've taken photos of the sales chart and either post it elsewhere or just share it among their close ones. For a poster here (who is obviously anonymous) to share pics like this, how does one know who is the actual person behind that account? Unless that poster did something that is against the law, no cyber-crime unit will bother to unmask that account.

Zuraida said the recent House Ownership Campaign (HOC), which ended on Dec 31 last year, had also exceeded the ministry’s expectation, with a total of 31,415 units being sold under the campaign that lasted a year.

“The total sales value we managed to generate under the HOC was RM19.8 billion, billions more than our initial target of between RM15 billion and RM17 billion.,” she said.

Under HOC, house buyers are given incentives and discounts, including stamp duty exemptions and a 10% off on purchase price, in the government’s bid to reduce the number of unsold properties in the country.

Zuraida said the ministry has also received feedback from the public on the campaign, including calls for it to be further extended, but said the ministry has no such plans.

HOC Officially ENDS.
Congratulations to the Decisive ones in 2019.
