FYI, the Health Ministry has shut down the construction site from Jan 6 to 13 after Covid-19 cases were detected.

The Birch is consider high, but not super high.
e.g. M Vertica, high density but good location. so all these will justify why the pricing....

That's true, but those places like H2O at Ara Damansara also, decent location, but super high price.

Just want to survey and get feedback from Jalan Ipoh folks.

why did you all choose the Birch as investment apart from lower psf surrounding and upcoming MRT2 ?
this place many people comment is run down, messy, dirty etc.
is also border between the Chinese n Indian.
there are options to buy nearby in Dutamas Riana, Savvy, Tuan Residensi, Duta park etc.

I am not from Jalan ipoh, probably pass by once in 1 or 2 years.
never drop by for food here except once for some porridge not sure which stall already.
i saw the mall also very run down Mutiara complex.
what is nice about this area?

I agree with you too on run down, messy, dirty!!!

I went for the site visit last month, not really into this neighbourhood.

Since it is very near to MRT2, many investor will buy this project because the investor is not going to stay inside, only tenant stay inside.

Maybe in the eye of working class tenant, they only need to stay nearby MRT/LRT station with affordable price & convenience to eat, the rest they don't really pay much attention.

I strong believe that this project will be used for investment via rental, hence, for own stay I wont recommend this because your neighbor will be always changing.

Investor will convert the unit from the living room to another extra room to increase their rental to cover installment. Hence, the people residing inside this condo will also increase.

Own stay will be unpleasant.

It depends on purchaser needs. Every project have investor and own stay purchasers. Most important is you are comfortable with the location and the surrounding. Every project have pro and con. Nothing is perfect. Just buyi within your ability will be fine.

Type B about <40
Type C 1 unit highest floor
Type D - No more
