Worth to pay a visit to their showroom. It's exactly like what the sales girl said, dun use your imagination, trust your eyes, 587sf is really impressive, it looks bigger than the size it mentioned.

As told by sales girl the building is design by Worlds Top 50 Architectural company and lanscape is designed by Landscape consultant who designed for Desa Parkcity Landscape. They got more than 38 facilities.

most important thing is the location next to ktm link to big shopping mall, mrt interchange, future office buildings and nearby with education hub.

For your information,

- COMMERCIAL title
- 500-600m to KTM (either by walking or provided free shuttle bus covered under maintenance fee around RM0.24/sqft)
- The KTM station will be attached to a FIRST MEGAMALL with mixed development in township of Bangi, Kajang, and Semenyih
- Governmental services ie. EPF and etc are located just opposite the the KTM station
- 4 years construction period just to cope with the mixed development mentioned above
- 38 facilities
- 587 sqft to 700+ sqft

and some other attractive info... hehe

I stillnot booking it with this following matters

1) This project still under processing on APDL . It’s mean developer has the right to change anything or pull back the project if they want . The sales staff said will be approve by this end of March or April . Let’s see then .

2) They still didn’t appoint any panel lawyer for this developer so if purchaser wish to book a unit there they have to use cash or internet banking bank in to the developer bank account ( Based on my property agency experience developer has no right to collect money from purchaser if the project hasn’t approve APDL .but developer can appoint his panel
Lawyer as a stake holder for purchaser booking .But the way they collect booking would’t feel weird?)

3) This is a hongkong developer and he has no any track record of his development in Malaysia . This canopy hill will be his 1st development project . Will it’s feel too risky ?

4) The Promotion is quite interesting cause just wan to pay rm1000 booking fees , free all legal fees and stamp duty and u easily to own a unit there . Does it make sense? Which u r buying a rm250K enjoy high rebate with low cash out .

That’s Is why I still take a brake to book this project . But if the project APDL is approve then maybe can be decide to get one .

Fyi, as a credit officer, i pretty sure there are apdl from UOB and RHB now. MBB and PBB is processing the APDL right now. PBB is the end financier of this project. Developer wise, Land Pacific no doubt this is their first project in Malaysia but it doesnt mean this is their first project since its commencement of operation. From what i know, Mayland is the parent company and it has many other affiliates. You can go to this website http://www.mayland.com.my/affiliates/ for more detail. Other than that, regarding rebates and low booking fees, i thought there are quite number of projects offering even better offer ie. Cash rebate, furnished unit, free maintenance fee for certain years and etc. Pricing wise, it has slightly higher RM per sqft compared to neighbouring existing similar properties based on trusted information (confidential) . I believe the price has been somehow adjusted for the nearby development aka Kajang 2. Overally, this is risk and reward matter.

Everyday Your mood will be spoiled when see cigarette butts at garden since the above floor neighbors no balcony. And I also facing the issue since smell smoking so free at every corridor due to neighbor vent at yard sad.gif

This project seems might have potential coz started accessible to hsr bang&putrajaya within 8km onward distance. And Tram spad in progress study proposed will be at kajang ktm station. Go to ktm kajang 2 to kajang Jalan bukit link to tram go to hsr putrajaya.

If this is for investment purpose, I just wonder meanwhile we are waiting for people to rend it, do we need to consider additional cost for water and electric, in case still nobody rend it for few years (means no usage on water and electric)?

I heard for commercial title, even nobody using water and electric, we still have to pay for minimum fees to syabas and TNB...

I have sign the SnP is under residential title! And during I signed the Snp, just found out that the building approved name is residensi rimbun instead of canopy hill? Did anyone aware of this ?

I already went to the show unit..not bad..got shuttle bus to ktm mrt etc..maintenance is 0.27 per square feet.. They aldy got apdl in april..


its within my budget..or shoud i just find a house in shah alam area..closer to kl..

Went there to on last weekend.. Selling fast like hot cake, booked 1 unit too, now getting my bank loan now. Hopefully can go through with my bank loan.

1st of all, r u thinking buying for own stay or investment?

Buying for own stay, wat is ur budget? The most important now is to secure a bank loan, with out any bank loan u can't proceed with the unit. U may buy the unit 1st then by the time completed, u may sell-off and get some profit from tis or own stay for future.

i choose this canopy hills coz very convenient and near to the future township & transport. and i was interested canopy hills facilities and should spend more times relax outdoor with fresh environment. it's what i want. by the way, if you stay with family, choose residensi permai as wise option. let me tell the fact. i am no interest in residensi permai developer coz they built ascotte boulevard. their impressed artist totally different from its real appearance..

i was told that G-Pile will construct the piling next ogos or sept. I track G-Pile system histories build the previous construction - Damansara Foresta & THE ELEMENTS ampang. reputable.. i choose this developer coz they have connection with many reputable constructions..

Ur Sales Agent didn't tell u?

Finally I got my loan approved, need to thanks to my Sales person from Developer Mr Steven Tam 012-270 9278... at 1st my loan decline, but I follow wat he told me and help me to submit to few bank, finally i got my loan approval, but interest little bit high around 4.7% sweat.gif ....

I've booked a unit here. The salesman, Douglas says that i can get back my booking fees in 2 weeks if I changed my mind. 2 months and countless follow ups, nothing happen. Any suggestion on what to do?

I also booked one unit in Blok A. I'm still in the process of getting loan approval. But at the same time, I don't feel 100% confident with this project since it's the first one and the offers are too tempting (almost everything is free, only need to pay booking fee and MOT). It makes me wonder...Hope I made the right choice :/

I think mostly sold out for block A because I wanted to book a unit facing the forest, but they only showed me a few options, mostly booked. I heard in 2 months, they will open for booking block B.

i just go to canopy hills and made cancellation. because it seem this project over price. and price will be go down during lelong. this is base on gov now make more cheap housing. and more lelong. even mkh boluved rm220 lelong price and around 600sqft

when colecting the check. notice a very high pile of check. may be a lot of people cancel their booking.

Hi. my wife bought one unit here, B-12-xx. i was asking around for the convertion of the Commercial Rate to become residential rate. and what answer i get is, TNB we as a owner can personally convert the SOHO (commercial) to become residential. But syabas wise, cannot convert.

the first moment the SA told us, it will be Residential Title under HDA.. but end up is SOHO title under HDA.

since we already bought and settle loan and all the thing, just to wait and see la, what is the outcome. will the developer convert it to become residential

Wow the discussion here is so slow. Got my in law says that he interested to get one for investment.

What i see the size is so small. Not sure if good for students rental. But for airbnb is possible.

Plus he said something like price appreciating at other unit. Is it true?

Any other view on this?

Price per square feet i think a bit above fair psf for kajang. maybe because of its location near mall, train and all the facilities.

last month went to that area night time, construction on going. and the land beside canopy hill is doing earthwork as well. guess will be another giant block coming up soon. slightly side-opposite canopy hills site already form up a showroom. when i was there it was already about 20 level if im not remembered wrongly

I just received a letter draft onbehalf of me from PB bank, the lawyer forwarded to me. Is a letter for developer extend of time for handover from 36moths to 48months.

Anyone have received the same letter ?

I'm kinda mad of this.
HDA project must handover as stated in S&P or else buyer can asked for reimbursement in any late handover of the unit.

The letter is back date before my S&P. Like that also can ah ? Very mad.

Some more extend another 1 year without any reason given to buyer. We paid interest yet can not occupied the house with another 12months.

If there is any developer member here, better explained.

2 lelong units sold today.
As expected, the cheaper price unit got many bidders.
From 149K, sold at 182K.

But got another lelong unit at 169K.
Smart bidder enter this unit and grab it unchallenged.
