The bank perhaps can’t form an opinion on their own but prior to exercising their right to crystallise the security they need it to be valued by a registered valuer.

It is their duty to do so.

But when you ask them current market price - they go quite.

I think you meant private caveat.

Anyways registrars caveat is actually a little more complex. It’s lodged as a result as a debt due to the government.

You can try informing TNB that you will not pay the outstanding as it is a contractual obligation of the party who entered into the electricity supply contract I.e previous owner.

And that as the new owner you want to enter into a new supply contract.

Many years ago same thing happened to me - I wrote to the CEO of the bank - no response then I sent reminder and cced their holding company Chairman in UK.

The CEOs secretary called me for a meeting - bank agreed to pay 3 months rental for their delay.

This was in 2001 or 2002. Long time back bro. I’ve sold the apartment already.

In my case it was clearly the fault of the bankers lawyers. I took financing from the auctioning bank. 70% margin.

I was sending them emails after emails about status on a weekly basis.

I had all this evidence.

Hence they had no excuse.

They were just sleeping on the job.

But I think the bank made the lawyers pay.
