Wanna ask otai-otai and agent here, my basic salary is merely RM3.1k, adding allowance can reach RM4k. Not yet own a house. If would like to join in auction, how's the chance of me securing loan within 90 days and what's max loan I can get?
*
My personal advice is dun buy fron auction unless you are super cash riich.

You never know for auction property there COULD BE surprise cost if you won the bid. Its seriously not for amateur buyers.

Btw talk to at least two bankers in advance, let them know yr situation and ask them for advice such as max bank loan bank will give. You need this info even thought you are not bidding for auction. Info can be used for subsale or new launch.

Yes mate. My bad.

Not necessarily poor but the needy.

Very unfair.

I wonder how the guy can be so happy making money by depriving the truly needy.
*
In any entry price, there will be needy ppl

Low cost
Mid low cost
Mid cost
Mid high cost
High cost

So where do you draw the line???

89k is not low cost. Even when they sell, it is free market. So why cant buy and resale?

Also of the two ads, one was on lelong. Do you think the needy will enter lelong market to buy????

The needy just waiting for gov to give them free housing or rent for life.

If you uphold yr moral ground and dont buy, the next person will.

Low costs home require state consent and the criteria of ownership is clearly outlined.

I know we live in a capitalist country but our country also has some socialist policies. One of it is to provide some sort of “protection” to certain category of people to affordable homes.

As in the example highlighted we are specifically referring to low cost homes.

The idea is to make sure those whose earning capacity is beyond a Certain threshold don’t enter into a market which is reserved  for another market.

This is a socialist concept.

It’s like running a race mate. You can’t have fully abled participants competing in the Paralympics. It’s reserved for those who have physical challenges.

I hope that parallel assists.

Kind regards

89k IS NOT LOW COST AND NEVER CLASSIFIED BY GOV AS LOW COST....

Which part of my insertion u dont understand?

Lower income is not handicapped. People dun born and remain poor for life.

How about low mid cost n mid cost? You think its fair to speculate this category? Why would mid cost houses be speculated????

So where do you draw the line?

Take a chill pill

You don’t have to shout

I suggest you read up about housing policies in malaysia.

Further the status of the property will be stated on the title as to whether it’s a low cost or medium cost property

It’s not about speculating - it’s about buying something that you are technically not eligible.

Anyway mate - everyone has differing views.

I may have more socialist views.

Please carry on doing what you think is right.

Peace

I do read housing policies and my father and many of my relatives also bought (actually the right words are entitled to buy) low cost housing.....it was 25k before....now 45k.

45k is low cost
Below 100k is low to mid cost.

89k is not low cost. Subsale 160k is not low cost.
If technically you cant buy then how come they bought? Using alibaba method?

I never bought low cost housing, never thought of buying low mid cost, prima rumawip rumah selangor.....in fact i rarely bought mid cost home or any home under 500k.....

But it is not for me to say who can or cant buy.....people make money from property is 100x better than robbing stealing borrowing without repayment, cheating and others.

I bought a low cost 20 years ago at 42k. Currently market value at 130k but still classified as low cost. Last checked with MPSJ about the cukai taksiran.. MPSJ said it's waived because my unit is under low cost status.

Wondering if there is any restriction to buyer for low cost purchase through subsale?
*
Correct. 42k was considered low cost from gov when 1st sold.
Quota still apply and income level still apply even if you bought subsale. unless you bought from auction.

The examples given in Penang are clear cut low cost flats. "Low cost" or "not low cost" status is not based on today market pricing.
Doesnt matter how much was the initial price government sold to the 1st hand owner.
Few low cost flats in KL already breach the 200k pricing and yes got people will still buy.

Even when bank value at 200k, the low cost flats status remain unchanged, will still be considered as low cost flats. Got restriction when want to buy and when want to sell back such property.
*
98 or 95k 1st sold was not low cost fren.
Where did you get it was low cost?

Pls read gov policy.....dun simply assume.

Setia alam also got 3 projects sold at 95k 10 to 15 yrs ago n they werent low cost even though they were 5 storey walk up with no facilities. Open to every tom dick n harry to buy.
Some of my fren bought it. Flip for 135k to 150k.

Only when gov launched prima and rumawip they started to imposed conditions on subsales. Before that they werent any conditions on subsales for low mid cost apartments.
