this desperate developer use all the pariah agents spamming non stop....this is not aggresive marketing this is suicide marketing
nothing at all done to the site and start spamming non stop
the psf price lagi ridiculous...every developer is talking about 400-450 psf...this one want 700psf...ada otak kah?
these bloody agent must be getting 40-50k commission for a unit

got 700psf so low ? i went showroom last week and got 860psf+ for cheapest and smallest unit, bigger units mayb 800psf gua

1. Non hda - SPA don’t protect Buyer as much as residential prop schedule H
.
2. Delivery - How’s the developer track record. Any delays, abandon, claim a lot of disbursement at early stage of construction

3. Exit strategy - generally ppl don’t buy Non HDA prop for own stay. Which mean u hv one lesser target market when u wanna sell. How strong appeal is YOLO for investor to buy it from you in the future? Is the rental yield good, is it appeal to working population to rent it compare to properties with Walkability to office tower, Mall or MRT/LRT station

I booked 500sqft unit one bedroom with balcony. 30% booked according to the staff. Supposed piling will start in March. This size appealed to me cause I want to create an extra room. It looks possible.

Agreed. different segment. Yolo is low density but commercial. Greenfield higher dense but hda.

For one I plan to turn the one bedroom into two bedroom. If I get 85% loan will pay bank about 2k a month. SPA price is RM489,000.00 but I am getting a 19% discount plus rebate so works out to RM396,000.00.

The average one bedroom rent in that area is RM1500.00 a month. So since the condo will be ready in 2022 so 2k rent if furnished properly possible to get.

They also claim they have an Airbnb programme which will get conservatively between 2.2k to 2.5k nett to me.

Either way even if the rental does not materialized as plan few hundred negatively cash-flow a month is something I can live with.

Ps. If you don't mind providing your opinion with investor's view instead of OWN Stay's view maybe this project will be a good one.

Yes I agree that these two properties are more suited for rental purposes but to bank on One Academy alone will not be viable. and dun forget there are already a massive amount of rental spaces surrounding thereabout catering to these student market and LC Square used to host a big campus too and it still died a natural death. Property agents will always have a different angle/approach when evaluating a piece of property. To each their own poison IMO. cheers.

3 intakes per year with an average 3.5 year diploma/degree program, an average of 10 batches of students at any given moment

We are looking at about 1750 students, without adding into the equation the drop out rate.

Out of 1750 students, 50% are Klang Valley/KL locals who drive to school and stay with parents, so "AT BEST" you have the balance 875 students to target. The only silver lining about TOA is that we have extremely extremely little foreign students, unlike Lim COCK Wing.

I am not saying that TOA students wont rent this place, but for a development solely relying on TOA, factoring the additional incoming supply of GREENFIELD, both you and greenfield dont have much leverage as the the limited amount of students are actually spoilt for choices. I see better prospect for both developments @ renting to the girls from HOTSEAT icon_idea.gif

I have booked a unit and the sale guy pushing me to get loan via a mortgage advisor (Matrix Swift). I have been dealing direct with banker all this while and doesnt' feel secure dealing and sharing financial details to third party.

Please advise and share banker's contact (RHB/Maybank). Thanks.

The sales agent sales pitch is that YOLO is a good investment to rent to One Accedamy student. Rm800 per person. This is realistic? Given that there is this Greenfield nearby? They claim for 588sf can target 5k rental.

Me and my friend bought 2 units YOLO. We signed the S&P agreement at Nov 2018. As at today, we are yet to receive our referral fee. Contacted the developer sales agent several times, the answer is the cheque is not ready yey.

Is there any buyer encountered the same issue also?

I heard this from others also, they didn't pay referral fees and the case has signed few years ago, unit from others project

I am currently looking at Sunway projects. Now I'm choosing between YOLO or Greensfield.
YOLO expected to complete by 2021 year end, Greensfield by early 2021.
But the site progress so much different. I have a peek at YOLO site the other day and nothing is going on there.

Is this normal? Anyone have experience?

OCR has very bad management team and contractors. Their recently VP-ed project at Jalan Ipoh back int October 2022 has crazy amount of defects and complaints which until today majority of them are not resolved yet. Pity the buyers.

Gut feel tells me that the retail lots at the ground and first floor will take quite some time to take off....not an easy task. Likewise, for the sky floor too, to find a good F&B operator.

Actually, it's very near to the Sunway-Setia Jaya BRT. And from there, it's only 4 stops to SunU-Monash station. Approximately 10mins to get to uni entrance, which is decent. No?

As for hot spots, that's what it strives to be, a hot spot itself with the sky bar and also the retail lots at ground floor and first floor. Nevertheless, it's an uphill task, to convince operators to move in there.

Oh, good to know that the ground floor shops are fully rented out. As for Sunway and Monash U students to stay there, don't think one can hope much on that. There's equally affordable accommodation within walking distance to both Us, such as Nadayu28 and also Lagoon View Resort. It's older, but certainly more convenient in terms of distance. Saves money on the BRT too and also time.
