1. Non hda - SPA don’t protect Buyer as much as residential prop schedule H

2. Delivery - How’s the developer track record. Any delays, abandon, claim a lot of disbursement at early stage of construction

3. Exit strategy - generally ppl don’t buy Non HDA prop for own stay. Which mean u hv one lesser target market when u wanna sell. How strong appeal is YOLO for investor to buy it from you in the future? Is the rental yield good, is it appeal to working population to rent it compare to properties with Walkability to office tower, Mall or MRT/LRT station

I booked 500sqft unit one bedroom with balcony. 30% booked according to the staff. Supposed piling will start in March. This size appealed to me cause I want to create an extra room. It looks possible.

Did you know that The One Academy will be moving to there? And it's already confirmed and they had owned 1/3 blocks of the building and are starting to furnishing their new campus. And also previously Taylor's education group had owned 1/3 blocks of the buildings also.
After The One Academy had opened, they will be joining with Taylor's to refurbish the whole buildings by discussing with the management there.
But do you know that there is a BRT Station named Setia Jaya is located behind this Leisure Commerce Square? And you want to compare Greenfield with YOLO? Greenfield nearby 100m  is commercial shoplots, and for BRT Station they need to travel at least a few hundred meters to reach to.

But for YOLO it's just a 100m walkable distance through across the 'Jalan Mati Satu Batang' you've mentioned to The One Academy, means that if you're buying this popoti you're mainly targeting The One Academy students like how DK Senza, D'Latour, and Nadayu28 did. Students prefer walkable distance place to stay. Even if they want to travel to Sunway Pyramid or anywhere in Sunway area, they can go through the BRT Station in Setia Jaya (Behind of Leisure Commerce Square), even nearer comparing to Greenfield.
Ps. If you don't mind providing your opinion with investor's view instead of OWN Stay's view maybe this project will be a good one.

These massive amount of rental spaces surrounding you mean is those condo or flats which had been at here for more than 5 years?
If your son are studying at The One Academy in the future, will you let him to stay at the these surrounding rental spaces where you need to walk or travel some distance to reach or the one just at infront of the school with varieties of retails such as McDonald Drive Thru & Starbucks that are available here.
Big campus you mean just college in 8 years ago without BRT Station & shuttle bus provided in Sunway area? For me I'm a small pawn that don't know much thing on evaluation but I know that places will grow, things will be improved

It is correct to surmise that these two new properties will steal rental tenants from nearby older properties and attract students population from the new college.
I am not questioning the viability of investment value of these two properties, in fact I almost bought a unit of Greenfield Residence 7th Floor (480K) for a particular niche rental application in mind.

My only contention is that two big projects sandwich between a massive HTC does not in a way looks very nice IMO.
