IMO I dun see how this location can look very nice. Greenfield is already so-so only saving grace is nearby lots of commercial areas below.
Now the SOLO..oops YOLO is further inside and is sandwiched between Mentari court apt and long dead LC Square near federal highway and Greenfield with a highly visible HTC in between plus the road outside is terribly jam most of the time in cantonese we say......JMSB ---->"Jalan Mati Satu Batang"

Students prefer walkable distance place to stay. Even if they want to travel to Sunway Pyramid or anywhere in Sunway area, they can go through the BRT Station in Setia Jaya (Behind of Leisure Commerce Square), even nearer comparing to Greenfield.
Ps. If you don't mind providing your opinion with investor's view instead of OWN Stay's view maybe this project will be a good one.

Yes I agree that these two properties are more suited for rental purposes but to bank on One Academy alone will not be viable. and dun forget there are already a massive amount of rental spaces surrounding thereabout catering to these student market and LC Square used to host a big campus too and it still died a natural death. Property agents will always have a different angle/approach when evaluating a piece of property. To each their own poison IMO. cheers.

It is correct to surmise that these two new properties will steal rental tenants from nearby older properties and attract students population from the new college.
I am not questioning the viability of investment value of these two properties, in fact I almost bought a unit of Greenfield Residence 7th Floor (480K) for a particular niche rental application in mind.

My only contention is that two big projects sandwich between a massive HTC does not in a way looks very nice IMO.

We are looking at about 1750 students, without adding into the equation the drop out rate.

Out of 1750 students, 50% are Klang Valley/KL locals who drive to school and stay with parents, so "AT BEST" you have the balance 875 students to target. The only silver lining about TOA is that we have extremely extremely little foreign students, unlike Lim COCK Wing.

I am not saying that TOA students wont rent this place, but for a development solely relying on TOA, factoring the additional incoming supply of GREENFIELD, both you and greenfield dont have much leverage as the the limited amount of students are actually spoilt for choices. I see better prospect for both developments @ renting to the girls from HOTSEAT  icon_idea.gif
P.S I am neither a buyer of both developments, just sharing my opinion
