Gut feel tells me that the retail lots at the ground and first floor will take quite some time to take off....not an easy task. Likewise, for the sky floor too, to find a good F&B operator.

Will come another Airbnb spots.. no walking distance to hot spots or public transport … difficult task

Actually, it's very near to the Sunway-Setia Jaya BRT. And from there, it's only 4 stops to SunU-Monash station. Approximately 10mins to get to uni entrance, which is decent. No?

As for hot spots, that's what it strives to be, a hot spot itself with the sky bar and also the retail lots at ground floor and first floor. Nevertheless, it's an uphill task, to convince operators to move in there.

ground floor shop already fully rented out though, other than airbnb operators, mostly are co-living operators there... the distance to BRT is a plus point for students who cant afford to stay within walking distance to sunway/monash U... so they will have to stay at outskirt of sunway

Oh, good to know that the ground floor shops are fully rented out. As for Sunway and Monash U students to stay there, don't think one can hope much on that. There's equally affordable accommodation within walking distance to both Us, such as Nadayu28 and also Lagoon View Resort. It's older, but certainly more convenient in terms of distance. Saves money on the BRT too and also time.
