I just visited Aset Kayamas office and was referred to their onsite sale agent (BM Home). Here's the info I got from the sales agent:
1. The distribution ratio of bumi:non-bumi units is 60:40, which is roughly equivalent to 387:259 based on the total 646 units.
2. Based on current booking list, all
non-bumi units have been fully booked plus around 20 on the waiting list, whereas
bumi units are still available.
3. Despite the waiting list, the sales agent still welcomed the standard booking fee of RM15k in the form of bank draft or cheque written to the developer Kunci Muhibah Sdn Bhd (fully refundable within 2 months of cancellation) as she mentioned that there would most definitely be some buyers who decide to cancel their booking, fail to get approval from DBKL or fail the loan application later on.
4. Puchasers who booked (paid RM15k booking fee) with developer will be given priority. In this case, non-bumis who applied only through the Residensi Wilayah website without going through developer will be
disqualified automatically.
5. Currently the
balloting date has not been set, the sale agent just brushed off saying that it will only be set after DBKL approves all applications.
6. For Aset Kayamas, loan application must be done
within 30 days after signing of SPA/balloting day, or provide 2 rejection letters from different banks plus 1 cancellation letter.
7. If fail the loan application, will be subjected to surcharge of 1% of selling price plus lawyer fee.
8. If after 30 days without providing rejection letters and cancellation letter, the full 10% down payment will be forfeited.
9. The S&P legal fee will be waived if go through panel lawyer, however loan agreement fee is estimated to be 2-3%.
