Property developer Kunci Muhibah will be unveiling an upcoming project on Old Klang Road consisting of 3 blocks.
Block A will have 383 units (42 storeys) and Block B will have 383 units (42 storeys) sitting above a podium of 30-unit 2-level shop/offices, carpark levels and condo facilities on Level 9.
Later unveil, Block C will be Mampu Milik with 646 units (46 storeys).
The indicative pricing will be among the lowest in this area for a 3-bedder 2B 2 Carpark of 1,033 sf.

It has only been 5 days since 14 September when the Residensi Riamas posting was up on the rumawip website.
Anyone noticed that the registration has closed?
Is the reception really so good or did the developer receive so many bookings early on before it was announced? Any agents here who know about this?

Hmm maybe that's why we don't see any promotional material for the other 2 blocks. I have tried approaching several SAs who focused on their same old schtick of telling me how hot their sales are and trying hard to get me to pay the rm15k booking fee. When I asked about updates from the developer about open units, APDL status and balloting, they just flat out ignored me. They probably just don't know and also don't care anyways. In the meantime, I'll just apply on the rumawip website and hope for the best.

I have no plans to risk paying rm15k to book with sales agents for now since all of them don't seem legit yet and are constantly ignoring my simple questions. I have just submitted all documents to the rumawip website with "semakan pemaju" status. Let's hope AK can clarify everything soon.

Based on my encounters with 5 different sales agents, all of them used the same trick:
1. The property is selling extremely well.
2. Buyers who put down the rm15k booking fee early will secure a unit.

4. Highly unlikely to secure a unit as booking will be full at developer side.

I just asked an agent the exact same question, she answered "Hi, sorry those pnc developer not allow to show. Anyway for non bumi left 5 units only, first come first serve" 😅. Their FOMO tactics never fail to amuse me.

I just visited Aset Kayamas office and was referred to their onsite sale agent (BM Home). Here's the info I got from the sales agent:

1. The distribution ratio of bumi:non-bumi units is 60:40, which is roughly equivalent to 387:259 based on the total 646 units.
2. Based on current booking list, all non-bumi units have been fully booked plus around 20 on the waiting list, whereas bumi units are still available.
3. Despite the waiting list, the sales agent still welcomed the standard booking fee of RM15k in the form of bank draft or cheque written to the developer Kunci Muhibah Sdn Bhd (fully refundable within 2 months of cancellation) as she mentioned that there would most definitely be some buyers who decide to cancel their booking, fail to get approval from DBKL or fail the loan application later on.
4. Puchasers who booked (paid RM15k booking fee) with developer will be given priority. In this case, non-bumis who applied only through the Residensi Wilayah website without going through developer will be disqualified automatically.
5. Currently the balloting date has not been set, the sale agent just brushed off saying that it will only be set after DBKL approves all applications.
6. For Aset Kayamas, loan application must be done within 30 days after signing of SPA/balloting day, or provide 2 rejection letters from different banks plus 1 cancellation letter.
7. If fail the loan application, will be subjected to surcharge of 1% of selling price plus lawyer fee.
8. If after 30 days without providing rejection letters and cancellation letter, the full 10% down payment will be forfeited.
9. The S&P legal fee will be waived if go through panel lawyer, however loan agreement fee is estimated to be 2-3%.

I saw the attachment, and most of the docs are income docs like EPF, Payslips, etc.
If sumone not working, and would like to buy 1 unit, cash basis. Is it allowable? Dbkl can approve?

No I am not, as mentioned in previous post, I went to AK headquarters to enquire, they referred me to their sales agent.
Honestly I am very against the collection of booking fee as it is illegal. Until now I still don't understand why Jabatan Perumahan Negara is not doing their job to enforce this law. Do refer to my post below:

Does anyone know if it is true that buyer must sign SPA within 90 days from the date where surat tawaran was issued by KWP? And if SPA is not signed within the period, KWP will treat it as buyer not keen for the project and will withdraw the tawaran automatically. Is this true?

Yes good idea. I've paid booking fee but still waiting for Urusetia to approve. Do add me into the group if there is one.

It is possible with other developers, in fact that has been the norm until sneaky developers like Aset Kayamas realized that there is such high demand for Rumawips. As mentioned in Peraturan-Peraturan Pemajuan Perumahan (Kawalan Dan Pelesenan) 1989 under Akta 118, no monetary collection can be made by the developer from the buyer (including commitment fee) before the signing of Sales and Purchase Agreement. The authorities don't seem to be taking any legal action on Aset Kayamas for now, so if you really want to purchase a unit, this shady booking fee is the only way. If you are not comfortable with this practice, I would suggest complaining this practice to the enforcement at https://aduan.kpkt.gov.my/aduan-online/entr...anperumahan.cfm.

It took me around 1-2 weeks for the status to change from "Permohonan Lengkap" to "Semakan Pemaju", then another month to change to "Semakan Urusetia". I really doubt project can be fast sold out in pandemic period. Most of time unit are pre booked before launch to make it like very hot selling. But end of day sure have unit release due to loan rejected or someone cancelled etc. Try to call few agents to ask details any unit available. Some agent have special loophole reserve the unit .But it fact, ,good thing never wait you. Unless the unit is really hard to sell.

Hi suphing,

I encountered a similar situation several months ago too. I also applied via the official RW website and got my Surat Berjaya Tapisan back in October. When i brought the letter to the developer, they referred me to their in-house sales agent, who then mentioned that all units were sold out already despite just launching for less than a month. Apparently they were already collecting a RM15k booking fee for many months before the project got APDL and before it was up for application in RW website. It was that time when the sale agent was pushing very hard for me to still proceed with the RM15k booking fee to be entered into a waiting list, in hopes that other applicants might dropout or get their loans rejected.

I totally agree with you that if we received the Surat Berjaya Tapisan, it should mean that there should be a unit reserved for us already since it was approved by RW team at KWP. Trust me, I have lodged complaints and queries to both KWP and KPKT, both either ignored me, pushed away the issue to other departments or gave nonsensical replies against the RW terms and conditions. Unfortunately we live in Bolehland where people who don't follow the proper application procedures get to purchase a unit whereas people like us who follow the proper application procedures get rejected.

So if you have RM15k to spare for booking fee and you really want to purchase a unit, I suggest you to contact AK affiliated sales agency such as BM Home to ask whether they still accept bookings. there might still be a chance. Or be like me, continue complaining to the authorities haha...

If you really want to buy a unit rumawip, just pay a booking directly to the developer's sales team. Rumawip launched since 2015, it has been AK's practice to sell thru their agencies, not thru rumawip website. Not only AK, most other developers do the same way because going thru KWP's list is a waste of time. thousands of ppl registered, when developer call up 1 by 1, some no money pay downpayment la, some change mind la, some want to buy another project etc. Because there's no commitment registering in the website, many people like to try luck. End up many developers just ignore the list given by kwp and proceed to sell their own.

whatever lah, jalan puchong just next door to okr. Still near to kl area n PJ . Better than stay rawang,semenyih, kajang,cyberjaya outskirt area. Still freehold better than leasehold. As long as buyer feel cheaper n worth. Not just listen to Mr agent said bad then turn out decision. Every project also got agent n competitor bad mouth to influence buyer decision.

i am curious what is your intention compare jalan puchong v perlis. I guest you might be selling harmony project n feel unhappy when listen freehold better than leasehold due to conflict your interest .Buyer is king, they wont buy because of arguement on LYN or MR agent.

Sorry to interrupt , i have some different point on this issue . My point of view the proposed maintenance fees should not change as owner have agree with developer during signing s&p with this rate . The charges should be indicate in your S&P , under Fifth schedule ( clause 19 ) . Developer should not change the fees before VP and 1 st year during developer management period as they are agreed and estimate the maintenance fees in early . Even the propose fees not enough cover , developer should comply for it as this is their offer during signing S&P in early stage and owner accept it already . The management fees can advise to amend after developer handover to JMB in 1st AGM when developer have done his responsible under HDA act and strata management act 757 .

My opinion , if not state in S&P than i have doubt the developer have comply according HDA ACT requirement ? I will suggest make complaint to KPKT and COB or get justice by Tribunal before end of 1st year after CCC date . This may can make complain to bar council as well . In another point of view , since maintenance fee not stated in S&P , May I consider is FREE maintenance fee by developer in 1st year during developer management period ? By law , developer should provide according HDA Act . If consider in free maintenance fee this point , i believe purchaser will not question it if developer cover the cost in their management period . If not free , than developer should to justify according HDA act and provide reasonable explanation why not follow promised early maintenance rate to purchaser . If purchaser can accept it than no more issue .

Although okr is more expensive and nearer to MV. But the disadvantage is have to u turn sometime and stuck in the jam using the okr. Jalan Puchong although not so near to MV, but it has easy access to sunway, Puchong, Bukit jalil , oug and etc. Jalan Puchong has it advantage + cheaper price.

Isnt there a law that development have to be built within the parcel n not public road?

Or is it because AK got certain connection with certain people *cough* jabbba the Hutt, so they can do whatever they want

Living beside OKR for over 20 years now.
The jam is getting more and more horrible during peak hours, can easily spent average driving time of 20mins from Jalan Puchong intersection to Taman Desa intersection (compared to just 5mins driving during non-peak hours).

The nearest KTM station is Petaling station, can take RapidKL bus svc 640 (drop off at Petalz Residence and walk 15mins).

Actually, I'm not the one that is lucky. Prices have never dropped and have somewhat maintained throughout the years. If anything, prices have slowly crept higher as all the new developments after Parklane OUG are more expensive ones. No affordable developments that are similar priced. Hence, when they are newer but more expensive developments in the market available for sale or rent, Parklane, in general, has been opportunistic about it to slowly increase the price a bit.

Only time it took a dip was during Covid-19 but price have increased back since then. For myself, current rental price has increased RM50 from the previous rental price.
