yea, i saw this comment on google reviews too, but actually the brochure write propose maintenance price per sqft, not the fixed price, cant really blame the developer

Calling them a developer is an understatement. They are merely a mass apartment builder. Same plan and layout recycle for almost each and every of their project. But hey, you get what you pay.

You pay them RM400-500k at this location then it is only fair to expect nothing out of ordinary product. Some funny folks, buy house from Aset Kayamas but use Ecoworld as the bar when comparing. And it not like Ecoworld is flawless to begin with.

Sorry to interrupt , i have some different point on this issue . My point of view the proposed maintenance fees should not change as owner have agree with developer during signing s&p with this rate . The charges should be indicate in your S&P , under Fifth schedule ( clause 19 ) . Developer should not change the fees before VP and 1 st year during developer management period as they are agreed and estimate the maintenance fees in early . Even the propose fees not enough cover , developer should comply for it as this is their offer during signing S&P in early stage and owner accept it already . The management fees can advise to amend after developer handover to JMB in 1st AGM when developer have done his responsible under HDA act and strata management act 757 .

My opinion , if not state in S&P than i have doubt the developer have comply according HDA ACT requirement ? I will suggest make complaint to KPKT and COB or get justice by Tribunal before end of 1st year after CCC date . This may can make complain to bar council as well . In another point of view , since maintenance fee not stated in S&P , May I consider is FREE maintenance fee by developer in 1st year during developer management period ? By law , developer should provide according HDA Act . If consider in free maintenance fee this point , i believe purchaser will not question it if developer cover the cost in their management period . If not free , than developer should to justify according HDA act and provide reasonable explanation why not follow promised early maintenance rate to purchaser . If purchaser can accept it than no more issue .

Although okr is more expensive and nearer to MV. But the disadvantage is have to u turn sometime and stuck in the jam using the okr. Jalan Puchong although not so near to MV, but it has easy access to sunway, Puchong, Bukit jalil , oug and etc. Jalan Puchong has it advantage + cheaper price.

Contemplating between this and EdgeWood Sky Sanctuary. Comes down to ease of accessibility (traffic jam), build quality and future potential of the property (including current rrnrt and future density around the area)
