This developer don't have much past project track record. Their past projects are low rise commercial shoplots and the sort. Maybe combine that and the mosque and cemetery nearby that's why the price is cheaper than the surrounding new launches.

I think probably cheaper than other surrounding projects because:
1. Near cemetery
2. Near kampung, rumah rakyat etc.
3. Near loji indah water
4. New developer (only 2, 3 projects so far I think)
5. Very high density
6. Not part of bangsar south, also not under pantai sentral park
7. No LRT
8. Not launched during property boom time like Secoya/Inwood
9. Next to rumawip (tenants parking by the road etc)

What do you think?

i think the main selling point is because the area is near KL, PJ, SUNWAY easy access to SUBANG, KLIA(using MAX highway), BUKIT JALIL,
SHAH ALAM.

for me I didnt like coz I heard next to this ploject is TNB transformer station, etc...

I was told its just beside only. I dont prefere to announce the developer who told me this. u just go around that area survey some show gallery to find out.

overally this project got potential.
but very depends on how PSP do.

if PSP doing great. then cubic would be the biggest beneficiary.
btw, they planning & scale model not too bad la. only the showroom quite misleading.

read measurement first before proceed to showroom

I booked a unit here. To me, despite of all the disadvantages, I think this project is potential because it is nearby Bangsar South and Mid Valley. Investors can rent their units to those who are working there including expatriates. The interchange links to NPE is completed, and opening is just a matter of time. Even though KTM is not that appealing to many because of its efficiency, but still many rely on it to travel to work.

At this price range, what more else I can request? happy.gif

Hi. It's walking distance to KTM station. There is no car park over there at the KTM station.
All smallest unit (518sqft, 1+1R1B) is fully taken. 650sqft (1+1R1B), dual key still available. 900sqft need to check if there is any one cancel. Previous package still available, currently add on additional rebates.
